Tutelian & Co. is a well-established property management firm based in Fresno, managing over 350,000 square feet of Class-A office and retail space. We are seeking an experienced Building Engineer / Facilities Manager to oversee all aspects of facilities management for our properties, focusing on building maintenance, system operations, and tenant satisfaction.Key Responsibilities:
- Building Maintenance: Oversee and maintain all mechanical, electrical, HVAC, plumbing, and fire/life safety systems across the building. Ensure these systems are operating at peak efficiency through regular inspections and preventive maintenance programs. Manage repairs, identify issues, and coordinate necessary actions to resolve system failures promptly.
- Troubleshooting & Repairs: Act as the primary point of contact for identifying and diagnosing building issues. Proactively address inefficiencies or system failures, ensuring that repairs are completed on time and within budget. Keep detailed records of all repairs, work orders, and maintenance activities.
- Contractor & Vendor Management: Supervise third-party contractors and vendors for specialized services, including HVAC, plumbing, landscaping, and janitorial services. Ensure that all vendors meet safety standards, provide quality work, and adhere to contract terms.
- Energy Management: Track and analyze building utility consumption, implement energy-saving practices, and explore cost-effective solutions to improve building efficiency. Work to reduce energy costs through sustainable building practices.
- Safety & Compliance: Ensure that all building systems comply with local safety codes and regulations. Perform regular inspections, fire/life safety checks, and emergency drills. Maintain certifications and documentation required for safety compliance.
- Project Management: Oversee building improvement projects, ensuring they are completed on time and within budget. Work with senior management to prioritize capital improvements while minimizing disruptions to tenants.
Qualifications:
- 5+ years of experience in facilities management or building engineering, preferably in Class-A office or historic properties.
- Strong working knowledge of building systems (HVAC, electrical, plumbing, etc.) and maintenance best practices.
- Experience with preventive maintenance, troubleshooting, and contractor management.
- Excellent communication, organizational, and problem-solving skills.
- Relevant certifications (HVAC, electrical, LEED, etc.) are a plus.
