New World Design Builders / K2 Studios is a boutique construction company that specializes in hospitality and upscale urban and residential homes. Our office is in Clifton, NJ but much of our work is in New York City.
We're looking for a versatile PM that can also provide support as an Assistant Site Supervisor as needed.
We are looking for an experienced Construction Project Manager / Site Supervisor to support . You will organize and oversee construction and safety procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills as well as some Project Supervisor experience.
Responsibilities
- Assist in pricing jobs and creating job budgets
- Daily management of large scale fast track interior renovation projects
- Precise scheduling of all daily access and material deliveries to the job site
- Monitor the subcontractor's staff via manpower reports and daily progress
- Daily coordination of all subcontractors in conjunction with the Site Supervisor.
- Demonstrated leadership skills and strategies for organizing all scopes, people, material, tools and equipment to manage the project successfully
- Track all inspections throughout the progress of the job
- Hold weekly subcontractor meetings and distribute thorough meeting minutes
- Perform day to day contract administration including: on-site change orders, review of contractor's associated costs, accurately representing and understanding costs
- Effectively communicate the scope of change order to client
- Prevent fines and interruptions by complying with, and enforcing building and other regulatory codes
- Maintain safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with regulations
- Update and maintain construction schedule
- Manages onsite activities and administers contractual activities of subcontractors and vendors.
- Prepare reports and forecasts, as required, and keep supervisors informed on progress of assigned activities
- Implement procedures to ensure construction operations are continuously adhered to the contract documents, schedule, quality standards, and budget
- Prepare/coordinate daily construction reports and incident reports
- Must communicate effectively to all project participants including strong interpersonal and influencing skills
- Understanding of all phases of construction operations including engineering disciplines, means and methods, and field management
- Verify completion of work orders in the field
- Ensure safety standards and requirements are implemented and adhered to
- Know when problems exist and evaluate facts to resolve issues efficiently
- Represent the company and yourself with a positive professional attitude at all times
- Must be able to work in harmony with all parties involved in the project
- Demonstrate the ability to clearly communicate with the project team, project owners, architects, engineers, and subcontractors to achieve positive results
- Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors

- Determine the priority of assignments based on critical deadlines that must be met

Skills
- Proven experience as construction project manager
- In-depth understanding of construction procedures and material and project management principles
- Familiarity with quality and health and safety standards
- Good knowledge of MS Office
- Familiarity with construction/ project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- A team player with leadership abilities
