Job Description
We are looking for a compassionate and detailed maintenance director to oversee environmental services and facilities of our Senior Living Community. The Bayshire Carlsbad campus provides assisted living, memory care and skilled nursing care.
MUST HAVE EXPERIENCE with SKILLED NURSING. Management experience needed. Applicants must be comfortable with the elderly.
POSITION SUMMARY
Responsible for the building, the equipment and other materials located in and around the physical property. Implementing and planning an organized system to maintain the operations of the property and maintain it in good, clean, and safe order. Manage the housekeeping team, department schedules, and supply orders. Work with Executive Director on employee management, including but not limited to Recruit, hire, evaluate, schedule, and provide timely performance appraisals. Reports to: Executive Director.
ESSENTIAL DUTIES

- Hire, train, manage, lead and motivate maintenance and housekeeping team members in accordance with local, state or federal laws as well as company policies and procedures.
· Recruit, hire, evaluate, schedule, provide timely performance appraisals, and supervise maintenance and housekeeping employees in accordance with company policy and procedures.
- Have a working knowledge of Title 22.
- Create a calendar to ensure resident rooms, community common areas, as well as exterior walk ways and entry ways are in safe and clean order.
- Able to clean, coordinate, or manage sub-contractors to ensure community maintains standards for safety and cleanliness. Cleaning will include floor maintenance of hard and carpeted surfaces based on manufactures best practices for maintenance.
- Create and maintain scheduled maintenance on the following: HVAC units and associated filters, elevators, emergency generators, fire suppression systems, and alarms. Replace all smoke detector and CO2 detector batteries on a bi annual basis.
- Able to prioritize work demands and finish work accordingly and or within required time frames.
- Available to be on-call 24 hours a day as community needs require in the event of great need or emergency.
- Have knowledge of state and federal codes and work within those codes.
- Should have basic electrical knowledge and be able to identify when skill set allows for work to be done or subcontracted out to ensure safety of staff, residents, visitors, and contractors.
- Must have skills to work and lead apartment remodels including sheetrock installation and repair, mudding, patching, taping and painting as well as plumbing.
- Assist with property inspections by state and local agencies, including fire marshal, building inspectors, and elevator inspectors.
- Responsible for developing and maintaining emergency response plans. Will ensure fire and disaster drills are completed as required.
- Implement and oversee all OSHA requirements, proper handling of hazardous materials, and management of SDS sheets. Ensure compliance with all policies and train staff as required.
- Develop and maintain a list of emergency vendors and contact numbers to be made available to all staff when management team is not available.
- Participate in development of annual budget and ensure that all expenses, including labor, comply with approved budget.
· Assure confidentiality in all matters, including but not limited to employee and resident information.
· Participate in daily management meetings to communicate key issues within the community.
· Maintain compliance with all Federal (Title 22) and state regulations and company policies and procedures applicable to job duties.
· Assist sales and marketing by providing community tours, promoting programs and activities, participation in marketing events.
· Assist with coverage of job duties within the department to ensure completion of essential duties during employee absences.
· Maintain a safe and secure environment for all staff, residents and guests, following established safety standards.
· Encourage teamwork among all departments and assist with conflict resolution.
· Present positive and professional image.
· Per State of California regulations, as a “mandated reporter” you must report all known or suspected incidents of resident abuse of dependent adults or elders.
· Performs other duties as assigned and consistent with the success of the position.
MINIMUM QUALIFICATIONS
Minimum Age Requirement: Must be at least 18 years of age.
Education: Must have GED or higher education level.
Experience: Prefer experience as a supervisor. Must have a background in maintenance and or plan management.
Professionalism/Personal Ethics: Has respect and compassion towards older adults. Demonstrates concern for the physical and emotional needs of residents and their families. Upholds values of company and shows personal integrity.
Skills: Able to perform simple math calculations. Able to respond to resident needs with patience, compassion, and respect.
Communication Skills: Clearly able to speak, read, and understand English. Can follow oral and written instructions.
Working Conditions: Handles exposure to extreme heat and cold.
Other Requirement: Employee must pass a criminal record clearance, health screening and drug testing prior to beginning work in the community.
Physical Demands: Must be able to regularly listen and speak to individuals, stand for long periods, move about the community, bend, reach, and grasp, lift up to 75 lbs., and assist with walking residents. Good vision is required.
