Job description:
We are looking for an organized and efficient Hybrid Compliance Specialist to join a growing property management team.
The Hybrid Compliance Specialist is responsible for a blended portfolio of 612 units for Project Based Section-8 HUD, Low Income Housing Tax Credit (LIHTC), and HOME. The Hybrid Compliance Specialist must ensure the accurate and timely completion of all required tasks, which includes the following:
Responsibilities:
· Complete the daily task of remote certification file review within a 24hour turnaround period per MI/IC files and 72hour AR/IR files.
· Travel to properties within your portfolio for auditing, staff training, and file review, and property clean-up, at least two-days per week.
· Maintain the Enterprise Income Verification Master Binder for each Project-Based Section 8 property within your portfolio.
· Assist your portfolio's Property Management and Operations team with MOR and/or State Agency audit prep and be present during the MOR/audit itself.
· Work directly with Property Management and Operations to obtain any necessary audit corrections and respond to MOR and State Agency Audits to obtain a final Close Out letter.
· Adhere to Electronic file review policy.
· Ensure compliance with program regulatory requirements (e.g., LIHTC, Section 8, and other programs), and Fair Housing Standards.
· Work collaboratively with Property Management and Operations, as well as internal and external agency service providers.
· Maintain occupancy and program compliance by processing tenant certifications while following internal policy and procedure as well as local, state, and federal regulations.
· Perform in-house audits as needed and document findings to escalate to department director.
· Respect and maintain confidentiality.
· Demonstrate a caring and positive attitude toward all prospects and residents.
· Stay current and knowledgeable on all fair housing regulations as well as updates and changes to tenant landlord law and program changes
· Attend all recommended/mandated training or certification courses to stay current with compliance funding source regulations and fair housing laws.
· Follow all safety rules and regulations for self, residents, and staff.
· Perform any other duties for the effective operation of the program.
Qualifications:
Minimum of 3 years of experience in affordable housing compliance, specifically the HUD or Tax Credit programs.
Certified Occupancy Specialist (COS) or equivalent is required.
Tax Credit Specialist Certification (TCS) or equivalent is preferred.
Proficient with Microsoft Office, Adobe and Yardi Software Systems is required.
Excellent communication with all levels of staff, co-workers, management, and ownership
Pre-employment background check is required
On-site experience is required.

Pay: $60,000.00 - $65,000.00 per year
