The Project Manager will oversee capital improvement projects, large-scale renovations, and facility upgrades across our San Antonio portfolio. You will act as the primary bridge between corporate leadership, on-site community managers, and external contractors. Your goal is to ensure all projects—from "market-ready" unit refreshes to major structural repairs—are completed on time, within budget, and to Westland’s high standards of quality.
Project Planning & Execution: Lead projects from inception through completion, including scoping, bidding, permitting, and final inspections.
Vendor Management: Vet and negotiate contracts with local San Antonio vendors and contractors. Supervise on-site work to ensure adherence to safety standards and project specifications.
Financial Oversight: Manage project budgets, track expenditures, and provide monthly financial forecasts and cost/benefit analyses to the Asset Management team.
Compliance: Ensure all work complies with Texas state laws, San Antonio building codes, and Westland’s safety protocols.
Stakeholder Communication: Provide regular progress updates to Regional Managers and Community Managers. Coordinate with on-site staff to minimize disruptions to residents during construction.
Quality Control: Conduct regular site visits and physical inspections of San Antonio properties to verify workmanship and material quality.
Experience: 3–5 years of project management experience in real estate development, construction, or multi-family property management.
Technical Skills: Proficiency in Google Suite and project management software.
Communication: Exceptional interpersonal skills; Bilingual (English/Spanish) is highly preferred for the San Antonio market.
Attributes: A "customer service" mindset with a results-oriented approach. Ability to work independently while navigating a fast-paced environment.
Education: Bachelor’s degree in Business, Construction Management, or a related field preferred.
