Senior Construction Manager (CM) will serve as Oppidan’s Owner’s Rep/Project Manager for both Oppidan owned and fee development projects. The CM will lead and manage all phases of design and construction for assigned projects. Project types could include Senior Living, Multifamily, BTR Residential, Retail, and Industrial as well as may pivot at times into other sectors.
This position provides comprehensive oversight and leadership for all phases of design and construction, ensuring successful project delivery from initial concept through turnover to operations. The role collaborates closely with development teams on due diligence, feasibility studies, entitlements, and conceptual planning, while identifying and mitigating construction risks and managing the permitting process.
Key responsibilities include administering design RFPs and general contractor bidding processes, qualifying design teams and contractors, and creating detailed project schedules using MS Project. The role establishes and manages design and construction budgets, leads design teams through programming and all design phases, and engages asset management and operations partners throughout the process to ensure alignment and smooth transitions.
Additional duties involve negotiating contracts and GMP pricing, reviewing designs for value engineering opportunities, and challenging unwarranted costs while enforcing contract requirements. The position oversees vendor invoices and pay applications, conducts weekly progress meetings, and performs regular site visits to monitor progress, schedule adherence, and quality. Reporting on project status at internal meetings and fostering strong relationships with design, construction, and operating partners are essential to success in this role.
The ideal candidate will hold a degree in Construction Management or Civil Engineering and possess extensive experience, preferably 10+ years as a Project Manager or Owner’s Representative, with prior experience in design-build environments. This individual must demonstrate strong leadership skills to manage design teams, anticipate project risks and constructability issues, and provide effective solutions. Key competencies include advanced negotiation skills, comprehensive knowledge of construction documents, drawings, specifications, budgets, and current construction practices. Proficiency in Microsoft Office applications, including Word, Excel, Outlook, and Project, is essential. The role requires attention to detail, excellent communication skills, and the ability to walk job sites and challenge progress when necessary.
