Our client operates one of the largest self-funded consumer acquisition engines in the real estate space, deploying north of $20M a year in media spend to generate its own leads rather than running campaigns on behalf of outside clients. Growth here is entirely a function of testing discipline, clean attribution, and a willingness to reinvest in what's working. As the media program continues to scale, the company is bringing on a Head of Paid Media to own the acquisition roadmap end to end and to build out the creative engine that fuels it.
This is a player-coach position for someone who wants ownership of a large budget without giving up the day-to-day work inside the platforms. You'll set strategy across Meta, CTV, Search, Native, and Display, but you'll also be in the accounts yourself, reading performance data and making the call on what scales and what gets killed.
The mandate extends past media buying: you'll run the in-house creative function — writers, editors, and designers — so that every asset that ships is built to be measured and iterated on. Your job is to keep cost per acquisition moving down and lead quality moving up while the budget keeps growing.
This is best suited to someone who's already spent years inside a high-volume, self-funded lead gen business — not an agency — and who is equally comfortable in a dashboard, in a creative review, and in a room with executive leadership.

- Full P&L-level ownership of a $20M+ annual paid media budget spanning Meta, CTV, Paid Search, Native, Display, and any new channels worth testing
- Hands-on platform work — you're inside the ad accounts regularly, not just reviewing reports
- Leadership of the internal creative team covering copy, video, design, and editing
- A testing cadence that treats creative like a performance lever, not a brand exercise
- Systems for launching, QA'ing, reporting on, and forecasting campaigns at scale
- Executive-level reporting that ties media performance directly to business outcomes
- Scouting and vetting new acquisition channels and audience segments
- Building a team culture around testing velocity, accountability, and clean data
- 8+ years in performance marketing with a track record of taking on more scope over time
- Direct experience owning $20M+ in annual paid media spend with strong ROAS to show for it
- Deep, hands-on fluency in Meta Ads and Connected TV at real scale
- Solid working knowledge of Paid Search, Native, and Display
- Experience managing a creative team — not just briefing one
- Background in a self-funded, high-volume lead gen business (agency-side experience alone won't translate here)
- Comfort with attribution, tracking, and forecasting at a level where you can defend the numbers to a CFO
- A history of building processes and systems, not just running campaigns inside someone else's
- Bachelor's degree in a relevant field, or equivalent experience that makes the degree beside the point
