Job Summary
We are seeking a Regional Commercial Property Manager to oversee the day-to-day operations of our commercial building portfolio in the Tampa FL market. The ideal candidate will have a background in facilities management, a passion for customer service and financial/accounting analytics specific to commercial real estate. This role is responsible for ensuring each property is well-maintained, and fostering positive relationships with tenants and ownership. The Regional Commercial Property Manager will also be responsible for negotiating contracts and managing the property's budget. Duties
- Manage and maintain the property's facilities to ensure a high level of cleanliness, safety, and overall condition.
- Oversee all aspects of property operations, including maintenance, repairs, and capital projects.
- Develop and implement effective strategies to improve the property's occupancy rates, reduce turnover, and increase resident satisfaction.
- Negotiate contracts with vendors, contractors, and other third-party service providers.
- Manage the property's budget, including forecasting, planning, and controlling expenses.
- Utilize accounting software to track and analyze property performance, budget, and other relevant data.
- Develop and maintain positive relationships with tenants, vendors, and other stakeholders through excellent customer service and phone skills.
- Maintain accurate records, including tenant files, maintenance records, and financial documents.
- Conduct regular property inspections to identify and address any issues or concerns.
Requirements
- Proven experience (5 years) in property management (commercial buildings).
- Strong background in facilities management, including maintenance and repairs.
- Excellent customer service and relationship management skills.
- Ability to negotiate contracts and manage the property's budget.
- Proficiency with Yardi software (or comp) and other relevant property management tools.
- Effective communication and organizational skills.
- Ability to work independently and as part of a team.
- Strong attention to detail and organizational skills.
- Ability to maintain accurate and up-to-date records and files.
- Strong phone etiquette and customer service skills.
- Financial skills to complete budgets, CAM reconciliations, and financial review.
-Microsoft Excel proficiency required.
We offer 2 weeks PTO, 401K w/ employer match up to 6%, quarterly bonus program, paid employee health, dental, vision insurance, cell stipend, auto stipend. Salary range $65K-100K and based on experience.
