Maryville Housing Authority is seeking an experienced and motivated Working Foreman to lead maintenance operations across public housing and multifamily residential properties. This hands-on leadership position is responsible for planning, coordinating, supervising, and participating in the maintenance and repair of buildings, facilities, grounds, and equipment while ensuring compliance with agency standards and HUD regulations. The successful candidate will oversee maintenance staff, manage projects, and help maintain safe, quality housing for MHA residents.
Key Responsibilities
Leadership & Operations
- Plan, assign, supervise, and participate in maintenance and repair activities for Authority-owned properties.
- Lead and mentor maintenance staff, ensuring work is completed efficiently, safely, and to MHA quality standards.
- Schedule maintenance projects and inspect completed work for accuracy and compliance.
- Perform all duties of a maintenance mechanic.
Property & Asset Management
- Inspect vacant units and coordinate turnover activities.
- Works closely with the Director of Facilities to enhance and maintain Authority buildings and grounds, assisting with other assigned projects as needed.
- Work with the Director of Operations to requisition equipment, tools, and supplies necessary for maintenance operations.
- Prepares and submits reports concerning maintenance
- Conduct inspections of Authority-owned vehicles, equipment, and facilities.
Compliance & Safety
- Ensure all maintenance activities comply with agency policies, HUD regulations, and applicable local, state, and federal requirements.
- Serve as the Safety Officer and promote a culture of workplace safety.
- Handle refrigerants in accordance with EPA regulations and certification requirements.
- Respond to emergency maintenance situations and after-hours calls as needed.
Administrative Duties
- Attend meetings and provide operational updates.
- Assist with employee performance evaluations and development.
- Prepare reports and documentation related to maintenance operations.
Qualifications
Education
- Associate degree or equivalent combination of education, training, and experience preferred.
Experience
- Experience in building maintenance, construction, facilities management, or a related field.
- Strong knowledge of building systems, grounds maintenance, and repair practices.
- Experience leading maintenance personnel or work crews preferred.
- EPA Certification and Refrigeration Certification strongly preferred.
Skills & Abilities
- Ability to plan, organize, and manage maintenance programs and projects.
- Strong leadership, communication, and team-building skills.
- Ability to prepare clear reports and maintain accurate records.
- Knowledge of public housing operations and HUD regulations is a plus.
- Ability to establish and maintain effective working relationships with residents, staff, contractors, and the public.
- Valid Tennessee driver's license required.
Physical Requirements
- Ability to lift up to 50 pounds and perform physically demanding work.
- Frequent standing, walking, climbing, bending, reaching, lifting, pushing, and pulling.
- Ability to work indoors and outdoors in varying weather conditions.
- Must be able to pass pre-employment drug/alcohol screening and post-offer physical examination.
