Position Summary
The Disposition Manager will lead and grow the Dispositions Department at MN Home Guys while playing a key role in expanding our wholesale business into new markets. This is both a strategic leadership and hands-on sales role responsible for developing the company's disposition strategy, maximizing property sales, growing investor relationships, and creating scalable systems that support future expansion.
This individual will not only oversee the successful marketing and sale of every property but will also help develop the blueprint for how MN Home Guys launches and operates wholesale divisions in additional markets.
As the department grows, the Disposition Manager will build and lead a team of Disposition Associates and Administrative staff while continuously improving systems, processes, and profitability.
Key Responsibilities
Department Leadership
- Develop, implement, and continually improve the company's overall dispositions strategy.
- Build the Dispositions Department into one of MN Home Guys' primary revenue-generating divisions.
- Bring in external business (Properties, Partnerships, etc.)
- Create scalable systems and processes that can be duplicated as the company expands into additional markets.
- Recruit, train, mentor, and lead future Disposition Associates and Disposition Administrative staff.
- Establish department KPIs, accountability standards, and performance goals.
- Foster a culture of ownership, urgency, collaboration, and continuous improvement.
Property Marketing & Sales
- Develop and execute comprehensive marketing plans for every property.
- Market available properties through email campaigns, investor outreach, phone calls, text messaging, MLS (when appropriate), social media, and investor platforms.
- Coordinate property launches to maximize buyer exposure and generate competitive demand.
- Schedule and host investor open houses.
- Coordinate private showings as needed.
- Negotiate offers while maximizing assignment fees and overall profitability.
- Partner closely with Acquisitions and Transaction Coordination to ensure seamless execution from contract to close.
Investor Relations
- Build and maintain strong relationships with investors, builders, landlords, flippers, and cash buyers.
- Continuously grow and strengthen MN Home Guys' VIP Buyer Network.
- Maintain consistent communication with buyers through email campaigns, phone outreach, text messaging, and networking events.
- Learn buyer criteria to quickly match investors with available opportunities.
- Become the face of the company's investor community and help position MN Home Guys as the preferred wholesale partner.
Wholesale Expansion & Business Development
- Play a leadership role in expanding MN Home Guys' wholesale operations into new markets.
- Help develop the systems, processes, and playbooks necessary to successfully launch wholesale operations outside of Minnesota.
- Identify opportunities to improve efficiencies, increase assignment revenue, and expand market reach.
- Analyze market trends and buyer activity to support expansion decisions.
- Collaborate with executive leadership on growth strategies and long-term business development initiatives.
- Help establish a repeatable wholesale model that can be successfully implemented across multiple markets.
Qualifications
- Active Minnesota Real Estate License required.
- Real estate experience required; wholesaling, investment real estate, dispositions, or investor sales experience strongly preferred.
- Leadership or management experience preferred.
- Strong negotiation, communication, and relationship-building skills.
- Entrepreneurial mindset with a passion for growth and innovation.
- Highly organized with excellent project management skills.
- Ability to build systems, solve problems, and improve processes.
- Comfortable working in a fast-paced, high-growth environment.
- Proficiency with CRM platforms, Microsoft Office, and real estate marketing tools.

Success in This Role

- Help position MN Home Guys as a recognized leader in wholesale real estate both within Minnesota and beyond.
Comp Structure
- $50,000 salary
- 5% of Gross Profit on any wholesale deal that closes
- 10% of Gross Profit on any external deal that closes
- Insurance Stipend
- Vehicle Stipend
- Quarterly Bonus: $10,000 per quarter if Total Wholesale Gross Profit exceeds $500,0000
- New Buyer or Partnership Bonus: $500 for the first deal a new buyer or partnership deal closes
