Maintenance Technician Job Description
As a maintenance technician, your job is to ensure that all mechanical systems and equipment are operational and properly maintained.
Your duties will include, but not be limited to, the following:
Thoroughly inspect all areas of the property daily to ensure there are no issues which would negatively impact the property
Check trash chutes to ensure they are clear and free of obstacles
Complete daily inspections of all areas on property morning thoroughly inspect assigned area for any issues: check trash chutes are clear and there is no trash spilling over into the trash room, check emergency, stairwell, and common area lights, pick up any trash in common areas and around the building, make sure washers and dryers are operational. Report any areas of concern to supervisors.
Day-to-day duties may include some or all of the following:
§ Complete work orders as assigned.
§ Painting of common areas, and some unit exterior touch is required.
§ Assist as needed monitoring beach and/or facilities as needed to insure access only to Palm Bay Club owners and their guests.
§ Assist as needed with landscaping projects such as removing old plants and replanting beds, testing and repairing irrigation lines, spreading mulch, trimming hedges or shrubs.
§ Replacing light bulbs in exterior common areas. Assisting in changing out light bulbs on the property for turtle lights at the beginning of turtle season and swapping them out when turtle season ends.
§ Some drywall repairs and light carpentry.
§ Small handy man projects such as replacing light switches, smoke detectors, and light fixtures.
§ Assist with monitoring of outside vendors and subcontractors working in common areas, as well as contractors working on unit modifications.
§ Maintain assigned equipment in good working condition.
§ Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job.
§ Maintain pool chemical levels, temperature, and cleanliness of pools. Maintain pool operator certificate.
§ Pressure wash common areas as necessary.
§ Assist the team in cleaning and organizing shop, washing all vehicles, and checking inventory supply levels.
§ Always follows safety procedures and maintains a safe work environment.
Any other duties as assigned by your supervisor or the General Manager.
PREREQUISITES
§ High school diploma or equivalency.
§ Valid Florida driver’s license.
§ Minimum of two (2) years general experience in building trades, repair and replacement maintenance, or handy work.
§ Effective written and verbal communication skills.
§ Strong customer service, communication, and interpersonal skills required. Must be able to work as part of team.
PHYSICAL DEMANDS

§ Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.
§ Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions.
§ Climb ladders and work at heights above ground level (maximum 14 feet on A-frames and 21 feet on extension ladders)
§ Ability to work in different environmental working conditions outdoors, such as heat, cold, wind, rain, and humidity.
§ Repeat various motions with the wrists, hands, and fingers.
§ Be able to lift, pull and push materials and equipment up to 50 lbs occasionally to complete assigned job tasks, while following appropriate safety procedures.
Must be a team player with a positive attitude and maintain good working relationships with Office staff, owners, guests and vendors.
Pay: $19.00 - $21.00 per hour
