Job Title: Maintenance Supervisor Wage/Hour Status: Nonexempt

Primary Purpose:
Organize and direct maintenance and repair services for all district facilities. Assist
Director of Maintenance to maintain the physical school plant in a condition of operating
excellence so that it may be fully used at all times. Assist with the district integrated
pest control management program. Oversee the district EMS (energy management system).
Qualifications:
Education/Certification:
High school diploma or GED
Valid Texas driver’s license
Special Knowledge/Skills:
Specific knowledge of at least one craft used in building repair and maintenance
Including carpentry, electrical repair, heating, ventilation, and air
Conditioning, painting, or plumbing
General knowledge of other crafts used in building repair and maintenance
Ability to manage personnel
Ability to read blueprints and schematics
Ability to implement policy and procedures
Ability to operate vehicles and equipment
Ability to work cooperatively with staff
Effective planning and organizational skills
Experience:
Five years craft experience in commercial building construction and maintenance.
Major Responsibilities and Duties:
Facilities Maintenance and Repair
1. Assign priority to maintenance work orders and process them.
2. Communicate effectively with the district and department.
3. Estimate cost of repair projects including labor, materials, and other related costs.
4. Assign all repairs to craft personnel and oversee completion.
5. Initiate contract repair when work cannot be performed by district staff and assist with oversight.
6. Ensure satisfactory production and quality results for all work tasks.
7. Perform repairs and assist skilled workers to complete repairs as needed.
8. Oversee and manage the fire and security alarms in district.
9. Oversee and manage the district energy management system.
10. Oversee and assist with any grounds and athletic field needs.
11. Work cooperatively with principals and maintenance personnel to schedule and complete repairs.
Inspection
12. Inspect all district buildings and facilities and initiate repairs as needed.
13. Conduct on-site inspection of repair projects.
14. Monitor and inspect contract work.
Safety
15. Provide training and orientation to all skilled workers in safety procedures and proper use of tools and equipment.
16. Ensure that all school employees who perform pest control have the necessary training and utilize appropriate personal protective equipment.
17. Ensure that all employees are trained to use material and chemicals in a safe compliant manner.
18. Operate tools and equipment according to established safety procedures.
19. Ensure that vehicles, tools and equipment are in safe operating condition.
20. Follow established safety procedures and techniques to perform job duties, including lifting, climbing etc.
21. Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.
Inventory and Equipment
22. Prepare, implement, and maintain preventive maintenance schedules for maintenance and repair of tools and equipment.
23. Order tools, equipment, and supplies and maintain accurate records.
24. Recommend replacement of existing equipment.
25. Conduct annual inventory of physical equipment and supplies.
26. Assist with proper management of warehouse inventory and procedures.
Other
27. Work irregular hours and respond to after-hours emergency calls as needed.
28. Assist in the preparation of department budget.
29. Assist in recruiting, screening, training, and evaluation of maintenance employees.
30. Ensure accurate information for payroll reporting (time cards, tardiness and absenteeism).
31. Assume duties in the absence of the Maintenance Director.
32. Perform annual performance evaluations for maintenance department staff.
33. Be available to work overtime as needed.
34. Participate in any department or district training needs.
35. Perform other duties as assigned by supervisor.
36. Work with custodial supervisor and staff to ensure district and department needs are met.
37. Schedule, contact and assign employee overtime, call outs and emergency response as needed.
Supervisory Responsibilities:
Supervise and evaluate the work of skilled maintenance workers, including carpenter,
Electrician, HVAC, technician, painter, plumber, head groundskeeper, groundsmen, and campus operators.
Equipment Used:
Hand and power tools, HVAC tools, measuring devices, propane torch, forklift, trencher, backhoe, power and hand held sprayer application equipment. Light truck or van. HVAC tools
Working Conditions:
Mental Demands/Physical Demands/Environmental Factors:
Frequent walking, standing, climbing, stooping, bending, kneeling, and reaching, heavy
Lifting and carrying. Ability to operate hand, power, and bench tools. Work in tiring and
uncomfortable positions; outside and inside; on slippery or uneven walking surfaces; on
ladders, and scaffolding; and around machinery with moving parts. Exposure to hot and cold temperatures, dampness, humidity, toxic chemicals, noxious odors, and excessive noises. Frequent district wide travel. Occasional prolonged or irregular hours.
Assist with and perform all other duties as assigned by the Maintenance Director.
Pay: $25.74 - $32.76 per hour

Work Location: In person
