We deliver turnkey solutions for companies relocating, downsizing, or exiting space, combining operational precision with financial and environmental responsibility.
We provide end-to-end decommissioning services, including inventory, removal, resale, auction preparation, installation, restoration, and responsible disposition. Our work helps clients meet lease-end obligations while prioritizing financial responsibility, sustainability, and operational excellence.
The Opportunity
We are seeking a Project Manager or Junior Project Manager to lead complex commercial decommissioning projects onsite. This is a primarily field-based, hands-on role with some office time for inventory entry, project planning, and logistics. Reporting to the Director of Project Management, the right candidate will take ownership, lead teams, and represent OLS professionally with clients and property managers.

What You’ll Do
· Conduct onsite inventories of furniture, fixtures & equipment (FF&E)
· Evaluate building logistics and develop project budgets
· Coordinate and supervise crews (5-20 people), vendors, and freight partners
· Manage removal, liquidation, packing, shipping, and occasional installation
· Oversee lease-end decommissioning and restoration services
· Serve as OLS's onsite representative with clients and property managers

Experience & Requirements
· 3-5 years of onsite project management, logistics, construction, or furniture installation/deinstallation experience (preferred, not required)
· Experience supervising teams and coordinating vendors
· Inventory or estimating experience
· Proficiency with HubSpot, Excel, Word, Apple products, and mobile apps
· U.S. citizen with a valid passport, driver's license, and a clean background
· Ability to walk long distances and work extended hours onsite
· Flexible availability for local travel, including early mornings, evenings, and occasional weekends
· Daily travel throughout the Washington, DC metro area; occasional domestic and international travel (Canada)
· Professional appearance and demeanor
· Experience with inventory software preferred (not required)
· Bilingual in English and Spanish preferred (not required)
Compensation & Benefits
· Salary: $60,000-$70,000 annually (commensurate with experience)
· 7 paid federal holidays + personal holiday + birthday off
· PTO: 2 weeks in Years 1-2, 3 weeks in Years 3-4, and 4 weeks after Year 5
· 401(k) with employer contribution after 1 year
· Mileage reimbursement, vehicle stipend, and company car eligibility after probation
