The Preconstruction Project Manager is responsible for leading the overall management of all preconstruction projects both awarded and seeking from proposal throughout contract awards.
- Prepare agendas, develop and maintain master project tracking/bidding list
- Review RFP/RFQ scopes to determine if a project is desirable, develop project winning strategy based off RFP/RFQ requirements, and identify any potential project risks
- Assist in the selection, contracting process and oversight of consultants and construction teams as necessary for each project
- Lead and assist the writeup and review of technical proposals
- Evaluate and determine project general conditions
- Must have experience with bidding process including developing bid scopes, writing detailed instructions to bidders, bid solicitation, and evaluating contractor proposals
- Perform critical analysis of subcontract bid proposals to ensure full coverage of proposed project scope of work and work with estimating to account for missing scopes of work in the bid
- Conduct in-depth reviews and analysis of all project or contract documents to gain complete understanding of all project details and requirements
- Oversee the preconstruction portion of each project as they are being conducted to ensure that the work is performed according to outlined specifications, and conforms with project schedule
- Complete feasibility studies, budget reviews, constructability reviews, value engineering, and maintain up to date labor and material costs
- Must be prepared to participate and lead presentation to ownership teams regarding project proposals, costs, and budgets
- Engage with current and potential clients to identify upcoming projects, jurisdictional construction forecasting, and preferred contractor requirements
- Effectively and smoothly transfer awarded projects to project management and support any potential buyout
- Work collaboratively with preconstruction department on all preconstruction projects
- Develop and maintain relationships with construction trade partners including owners, A/E firms, subcontractors and project owners
- Attend networking events such as subcontractor meet and greets, trade shows, charity events as required
- Degree in Construction Management or related A/E/C field
- Minimum of 5 years of commercial construction project management experience
- Ability to read, understand, and interpret construction drawings
- Excellent time management, leadership, organizational, and communication skills
- Must be highly detail oriented
- Must be able to work well within a deadline driven environment and be willing to work evenings and/or weekends if needed to complete projects
- Must have a valid driver’s license with less than 2 points and be able to travel as needed.
