Maintenance Director – Senior Living Community (Full-Time)
Schedule: Full-Time, On-Call Rotation
Position Overview
A well-established senior living community is seeking an experienced and dependable Maintenance Director to oversee the safety, functionality, and overall condition of the physical plant. This leadership role is responsible for preventative maintenance, regulatory compliance, and day-to-day maintenance operations while supporting a positive, team-oriented environment.
Key Responsibilities
- Direct and execute routine and preventative maintenance across mechanical, electrical, plumbing, HVAC, and building systems (no trade license required)
- Manage, prioritize, and complete maintenance work orders; ensure proper documentation and closeout
- Oversee safety inspections and maintain accurate maintenance logs and system documentation
- Maintain interior and exterior building conditions, including flooring, walls, lighting, parking areas, and grounds
- Ensure compliance with safety standards and emergency preparedness requirements
- Oversee maintenance and minor repair of kitchen, laundry, and small appliances, including select medical devices
- Ensure safe handling and disposal of biohazard materials in accordance with regulations
- Maintain inventory control, ordering, storage, and pickup of maintenance supplies
- Participate in a 24-hour on-call rotation for emergency response
- Perform additional duties as assigned by community leadership
Preventative Maintenance & Systems Oversight
The Maintenance Director is responsible for implementation and documentation related to:
- Mechanical, plumbing, and electrical systems
- Fire alarm, sprinkler, emergency call, and safety systems
- Kitchen and laundry equipment
- Building finishes, furnishings, exterior, and landscaping
Includes regular inspection and documentation of:
- Emergency lighting (bulbs and batteries)
- Smoke detectors and fire extinguishers
- Monthly fire drills and semiannual evacuation drills
Qualifications
- High school diploma or equivalent required
- Two (2) or more years of general maintenance experience preferred; public facility or healthcare experience a plus
- Working knowledge of safety regulations applicable to public or residential facilities
- Experience with minor electrical, plumbing, HVAC, flooring, and appliance repair
- Strong verbal and written communication skills
- Valid driver’s license preferred
- Ability to work a flexible schedule, including on-call responsibilities
Physical Requirements
This position is classified as Heavy Duty, requiring:
- Lifting 50–100 pounds occasionally and 25–50 pounds frequently
- Prolonged standing and walking
- Frequent bending, stooping, lifting, pushing, and pulling
- Manual dexterity and visual/hearing acuity
- Ability to follow written and verbal instructions and perform basic math
