Secured Self Storage is a privately-held company based in Asheville, NC., and is currently expanding into multiple markets. Our team is dedicated to continually improving and growing the portfolio of self-storage facilities that the company owns and manages.
POSITION SUMMARY
The Site Manager will be responsible for the day to day operation of the store including managing unit rentals, accounts receivables, providing tours of the property, keeping the property clean, and light sales of rental insurance and retail products. Site Manager will assist with the lien process of delinquent units, and must be able to offer exceptional customer service both in person and on the phone. The ideal candidate will have an entrepreneurial spirit and a drive to help the store succeed.
ESSENTIAL JOB FUNCTIONS
· Shows, rents and cleans self-storage units
· Exhibit good sales skills, and follow-up skills for all sales leads
· Prepare Lease Agreements as per policy.
· Actively sell and maintain supplies of moving and packing materials
· Effectively up sell and create add-on sales of approved products to tenants and customers.
· Apply appropriate and approved discounts and other sales incentive plans in strict accordance to policy
· Responsible for the sales, marketing, occupancy, and delinquency management of the facility
· Provides outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries
· General management of the office including but not limited to opening and closing the office on time each day, keeping and balancing petty cash, making daily bank deposits and preparing daily, weekly and monthly reports as required by management
· Help merchandise the sales office in an effective and appropriate manner. Strive for all aspects of the physical presence of the sales office to be kept in a fashion that supports the sales mission.
· Ensure that security and safety measures are in place and functioning efficiently. Monitor site activity to ensure compliance with all company regulations.
· Ensure compliance of all work related activities in a fair, ethical and consistent Manner.
· Follow established company policies and those outlined in the Employee Handbook.
· Attend off-site meetings, training sessions and/or seminars as required.
· Maintain a complete understanding of all competition within a 5 mile radius to more accurately address customer objections and to help regional managers in their decision making process.
· Keeping the facility rented at optimum levels by effectively utilizing advertising, promotional and customer relation skills as approved by management
· Maintains all required tenant documentation in a neat and orderly manner as directed by management
· Delinquency management including controlling delinquencies through telephone contact and letters on a scheduled basis including sending out monthly invoices
· Assist in preparing units for auction as prescribed by law, and approved by management
· Cleans space(s) as vacated, hallways, and grounds as needed. Clean office and restrooms daily
· Maintains a neat, clean, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
· Effectively communicates with management and fellow associates
· Other Duties As Assigned
· Periodic special projects and duties may be assigned based on Company need and requirements
· Must be able to perform a variety of duties, often changing from one task to another, with frequent interruptions or distractions and within tight deadlines
PREFERRED QUALIFICATIONS
· Prior self-storage experience preferred but not required
· Self-Storage Software Experience is a plus
· Customer service, retail sales, marketing experience is preferred
· Successful record of accomplishment of sales and marketing skills in the self-storage or retail industry is preferred
· Ability to pay close attention to detail
· Valid driver's license and reliable form of transportation are required in order to perform essential functions of this job
· Weekend availability is required - 1/2 day on Saturday
· Possess the eagerness and work ethics to succeed in a customer service environment

PHYSICAL REQUIREMENTS

- $44,000 annually - 10 paid days off plus 6 paid holiday days off
