The Porter/Maintenance Technician is responsible for maintaining the cleanliness, appearance, safety, and overall functionality of the community. This position performs a combination of janitorial, groundskeeping, apartment turnover, and light maintenance duties to ensure the property is maintained to company and LPR standards. Responsibilities include cleaning and maintaining common areas and amenities, completing routine property inspections, assisting with unit turns, performing basic repairs, addressing maintenance requests, and supporting daily property operations.
Responsibilities
- Clean and maintain all common areas, amenities, and public spaces to company standards.
- Perform routine housekeeping duties, including dusting, sweeping, vacuuming, mopping, sanitizing, and changing linens as needed.
- Clean and maintain the leasing office, recreation building, fitness center, pool area, spa/jacuzzi area, restrooms, entryways, stairwells, and other shared community spaces.
- Remove trash from common areas, laundry rooms, and exterior grounds; transport dumpster bins to designated pickup locations on scheduled collection days.
- Sweep and/or blow sidewalks, parking lots, dumpster enclosures, and other exterior areas to keep the property clean and presentable.
- Clean interior and exterior windows, doors, and glass surfaces throughout the property.
- Remove leaves, debris, litter, cobwebs, and other hazards from buildings, walkways, and landscaped areas. Perform daily grounds patrols to maintain community appearance.
- Clean and maintain laundry rooms, including sweeping, mopping, sanitizing machines, wiping surfaces, emptying trash, and cleaning windows.
- Assist with laundry duties, including washing, drying, folding, and organizing linens, when assigned.
- Perform carpet cleaning and spot treatments as needed.
- Prepare vacant apartments for new residents by performing detailed cleaning, touch-up painting, and other unit turn services.
- Perform light maintenance tasks as assigned, including replacing light bulbs, changing air filters, tightening hardware, minor repairs, and other basic maintenance duties within the scope of the position.
- Ensure all common areas and apartments are properly stocked with necessary cleaning supplies and amenities.
- Report maintenance concerns, safety hazards, or repair needs promptly to management.
- Respond to management requests professionally and complete assigned tasks in a timely manner.
- Participate in an on-call rotation and respond to after-hours emergency situations as required.
- Follow all company cleaning procedures, safety guidelines, and sanitation standards.
- Maintain the overall cleanliness and appearance of the community in accordance with LPR standards.
- Perform other duties as assigned.
Qualifications
- Previous housekeeping, janitorial, porter, or commercial cleaning experience preferred.
- Basic maintenance experience or the ability to perform light maintenance tasks is preferred.
- Knowledge of proper cleaning methods, equipment, and custodial best practices.
- Ability to work independently with minimal supervision while managing multiple tasks.
- Strong attention to detail, organization, and time management skills.
- Excellent customer service and communication skills.
- Ability to lift, carry, push, and pull equipment and supplies as needed.
- Physical ability to stand, walk, bend, climb stairs, and perform repetitive tasks throughout the workday.
- Must be available to participate in an on-call schedule and respond to emergency calls outside of regular business hours.

Compensation:
$19-$21.50/hr
