SUMMARY:
The Financial Analyst serves as a key financial resource to the CFO and Development team, providing financial analysis, forecasting, underwriting, and decision support across the company’s development portfolio. The role is responsible for developing and maintaining project financial models, leading the forecasting and reforecasting process, and analyzing project performance to provide forward-looking insights into financial results, cash flow requirements, risks, and opportunities.
Working closely with Accounting and Development, the Financial Analyst connects actual financial results with evolving project assumptions to provide timely, accurate, and actionable information to the CFO, ownership, and other stakeholders. The ideal candidate is highly analytical, detail-oriented, and comfortable working across development underwriting, project finance, and financial reporting.
RESPONSIBILITIES:
- Build, maintain, and evaluate development pro formas and underwriting models, including project and partnership-level returns, capital structures, waterfall distributions, and scenario and sensitivity analyses.
- Perform feasibility and investment analyses to evaluate development alternatives and key project assumptions, including scenario comparisons, and clearly communicate financial impacts, risks, and trade-offs to the CFO, Development team, ownership, and other stakeholders.
- Lead the project forecasting and reforecasting process across active projects, incorporating monthly actual results and changes in project scope, schedule, costs, and commitments to analyze trends, explain variances, identify emerging risks, and provide forward-looking insights into project financial performance and cash flow requirements.
- Build and maintain recurring project financial reporting templates and processes to ensure consistent, accurate, and timely reporting across the portfolio; reconcile project-level reporting to the general ledger and work with accounting to investigate and resolve variances.
- Conduct market and feasibility research, including comparable sales, rents, land values, supply, absorption, pipeline, and demographic trends, and translate findings into supportable assumptions for development underwriting and financial models.
- Support acquisition, disposition, and development due diligence, including financial and budget analysis, land and project benchmarking, and evaluation of regulatory, incentive, and tax programs that may impact project economics.
- Support the Development team with project and financial analysis, including schedule and milestone tracking, consultant proposal comparisons, and preparation of Investment Committee materials, ownership updates, and other decision-support analyses.
- Prepare financial analyses, presentations, and decision-support materials for the CFO, ownership, lenders, investors, and other stakeholders.
- Identify and implement opportunities to improve financial models, reporting processes, data integrity, and automation across the Accounting and Development functions.
- Support the CFO with ad hoc financial analysis, strategic initiatives, and special projects.

Requirements
Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or a related field required.- 3–5 years of experience in real estate financial analysis, development finance, acquisitions, FP&A, investment management, asset management or a related field.
- Strong financial modeling skills with demonstrated experience building and maintaining financial models, budgets, forecasts, and cash flow analyses.
- Experience with real estate development, underwriting, or investment analysis preferred; exposure to ground-up development and construction projects is a plus.
- Strong understanding of financial statements and the ability to connect accounting actuals with project budgets, forecasts, and financial models.
- Advanced proficiency in Microsoft Excel and strong overall proficiency with Microsoft Office.
- Strong analytical and problem-solving skills with exceptional attention to detail and the ability to identify, investigate, and clearly communicate financial trends and variances.
- Strong organizational skills with the ability to manage multiple projects, priorities, and deadlines in a fast-paced environment.
- Strong written and verbal communication skills with the ability to present financial information clearly to both financial and non-financial stakeholders.
- Ability to work independently and collaboratively across Accounting, Development, Finance, and senior leadership.
- Experience with financial reporting, data visualization, AI, or automation tools is a plus.
