Job Title: Sr. Tenant Coordinator

Location: Primarily remote with regular onsite presence required at Palisades Center.
Summary
The Senior Tenant Coordinator will be responsible for coordinating all phases of the tenant construction process as it relates to tenant store designs and build-outs. The Senior Tenant Coordinator manages all tenant improvement projects at the malls, collaborating closely with mall staff to open businesses on time with as little disruption as possible to mall operations. In addition, the Sr. Tenant Coordinator will be responsible for small Landlord Work projects and assisting the VP of Construction in larger Landlord Work Projects. This position is remote with regular onsite presence required at Palisades Center.
The successful candidate will possess strong coordination skills and will have demonstrated accomplishments in a growing retail portfolio and in meeting the tenant coordination goals and objectives of the portfolio. This individual will be a valued member of the SREG team.
Essential Duties and Responsibilities

Actively track jobs in Construction Manager and on the Tracking Spreadsheet.

Establish an initial connection with the Tenant and send out the Tenant Information Package.

Work to obtain Tenant drawings (Plans, work scope, and signage) promptly or per the requirements in the lease.

Review Tenant drawings, including but not limited to Preliminary plans, final construction plans, signage, or work scope to maintain Landlord’s standards. Reviewing the Tenant’s plans in relation to compliance with the lease and landlord requirements. Comment on plans to have Tenant update final plans before permit. Once the Tenant’s work is started, coordinate with the on-site Mall management team to ensure the Landlord and Tenant’s plans are being followed.
Establish schedules and monitor to ensure timely completion and opening.

Coordinate and run weekly/b-weekly calls with the Mall team and leasing, while maintaining daily notes within SREG’s Construction Manager program.

Palisades Center (only)

On-site, two to three days a week.

Meet on-site with Specialty Leasing Tenants to develop work scope and prepare existing plans for Tenant’s permit application.

Attend required Leasing meetings/calls.

Maintain a relationship with the Mall Team and Local AHJ.

Coordinate with Mall Management for Pre-construction meetings. Attend meetings as required.

Mediate construction issues with Tenant Build Out.

Maintain Criteria Manuals, Rules and Regulations.

Request: LOD, Room Condition Surveys, Photos, Dimensions, etc. for existing spaces to assist Leasing, Legal, and Tenant Coordination plan reviews.

Provide LOI and Lease Draft Comments.

Review leases to determine landlord work, dates, tenant allowances, and other pertinent lease details.

Provide superior client service;

Positively and proactively collaborate with everyone in the Company in any way needed to further the leasing and marketing of mall properties to achieve, sell, and provide world-class service to all our constituents.

Maintain client confidence and protect operations by keeping proprietary information confidential.

Qualification Requirements;
Education and/or Experience
-
Bachelor’s degree in a related field (Architecture, Interior Design, or Construction Management).

5+ years’ experience in a related field preferred but not required.
-
Software experience with Yardi and BlueBeam preferred.
Knowledge/Skills
-
5 + years of experience working as a Tenant Coordinator or Construciton Manager in the retail shopping industry.

Knowledge of basic building design and systems.
-
Knowledge of real estate, building operations and systems, facilities, and construction.

Demonstrated experience in reading construction documents and specification manuals.

Architectural background and sense of style.
-
Knowledge of Landlord/Tenant lease language as it relates to Landlord/Tenant construction.

Intermediate skills in the Microsoft Office suite: Word, Excel, Outlook, and Teams.
