Job Title: Maintenance Technician
Role Summary:
The Assistant Maintenance Technician works at the direction of the Lead Maintenance technician and Property manager to complete work orders and turn units, clean common areas and pick up the grounds. The number one priority for Ironridge as the agent of the Property owner is to ensure apartments are fully leased. The Maintenance Technician plays a key role in supporting this effort by ensuring rapid unit turnovers between tenants and satisfying/retaining current residents by keeping their units and grounds in good living condition.
Duties and Responsibilities
· Perform maintenance duties related to landscaping, cleaning the grounds and common area, painting, carpentry, and renovation to keep the building and units in good condition.
· Perform and complete all resident requested work orders in a timely and responsive manner.
· Perform and complete all internal requested work orders in a timely and responsive manner.
· Demonstrate the IRC core values in relation to our residents , fellow employees, and others always.
· Report to immediate on-site manager to perform or fulfill and maintenance related requests.
· Assist where necessary with annual inspections regarding the various building systems i.e. (fire department, elevators, back-flow systems, fire sprinkler systems, etc.)
· Complete the necessary repairs and maintenance to ensure timely unit turnaround.
· Data entry of accurate reporting statistics of work order completion and unit turns.
After completion of Fair Housing Training, show units to prospective tenants and post notices.

Equipment Operation, Maintenance and Repair
· Basic knowledge of use of hand tools and power tools necessary to complete maintenance and renovation work.
· Have basic knowledge of minor electrical repairs and ability to perform these duties with minimal or no supervision.
· Have basic knowledge of minor plumbing and plumbing repairs and the ability to perform these duties with minimal of no supervision.
· Possess a basic knowledge of appliance installation and troubleshooting.
o Diagnose problems with appliances and facilitate their prompt repairs for the convenience of property users.
o Make provision for replacement of old and damaged appliances.
· Inspect buildings, equipment, and appliances for functionality, checking for faults and fixing them when they exist to keep all things running and functioning properly.
· Maintain a clean and orderly storage room or closet area to house maintenance supplies and parts for repair.
· Carry out minor repairs such as light fixtures, clogged toilets, leakages, peeling walls, and furniture.
· Assist in coordination with 3rd party vendors or sub-contractors for repairs when necessary.
· Pick up or purchase materials periodically from hardware supply stores to perform repairs or job functions.
· Ability to complete continuing education and courses in maintenance and repairs related subjects.
Grounds Maintenance
· Ensure the grounds surrounding the property are kept in good condition and clean of all debris.
· Complete routine inspections and rounds to ensure all common grounds are kept in good condition including cleaning, vacuuming, removing trash from bins, emptying dog waste receptacles, etc.
Computer and Technical Skills
· Basic knowledge and understanding of how to use smart phone applications to log work hours for payroll and manage work orders.
· Basic knowledge and understanding of how to use desktop computers.
· Ability to provide daily reporting on MS Excel data spreadsheet.
Safety
· Responsible for keeping the building secure and a safe environment for residents’ comfortable habitation.
· Ensure that properties are safe and void of any danger to their occupants, visitors, and workers by putting away potentially harmful objects and equipment.
· Put in place machinery to handle emergencies, such as fire outbreaks and create exit routes with proper direction for easy location during emergencies.
· Supervise or conduct the regular cleaning and upkeep of the community amenities (BBQ areas, pools, fitness rooms, conference rooms, etc.) to promote good hygiene in the environment.
Working Conditions
· Must have active Driver’s License and vehicle.
· Working in a maintenance environment may mean exposure to dust, fumes, solvents, variable light conditions and noise, as well as inclement weather.
· The ability to lift, carry and position light (15 pounds consistently) to heavy weight objects (50 – 100 pounds occasionally with assistance) and push/pulling equipment of equal weight is required including the utilization of proper body mechanics and techniques.
· While performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel crouch, climb, use ladders, and perform various types of manual labor.
· Must be able to work evenings, weekends and holidays if required for emergencies.
Qualifications
· High school diploma or equivalent qualification.
· Training in HVAC, building maintenance technology, or a relevant field is preferred.
· A minimum of 1-2 years’ experience in a similar role.
· Possess own set of tools to perform job
