Investor Relations Manager Opportunity
Location: Remote / Flexible
Hours: ~20 hours per week
Compensation: Performance-based (Equity, Cashflow, or Flat Fee Options)
We’re a small, family-led real estate investment team focused on creative finance and coliving rental projects. We’re looking for a Funding Manager to help us scale by building, managing, and maintaining relationships with Private Money Lenders (PMLs) and Private Money Partners (PMPs).
This is a partnership opportunity — not a salaried job. You earn directly from the deals you help bring together, structure, and manage.

What You’ll Do
- Source, connect with, and build strong relationships with Private Money Lenders (PMLs) and Private Money Partners (PMPs)
- Vet lenders thoroughly to ensure legitimacy and protect the company from scams
- Build relationships with local self-directed IRA companies and organize lunch & learn sessions (Zoom or in person) to educate potential lenders on real estate and creative finance
- Use social media marketing and networking to attract and engage potential lenders
- Communicate clearly, professionally, and consistently with lenders, partners, and the core team
- Keep all PMLs and PMPs informed on their capital, deal status, timelines, and performance
- Deliver difficult or negative updates professionally when needed — transparency is critical
- Create professional deal breakdowns and investor presentations using Canva, including projected returns and investment structure
- Stay organized and manage contacts, deal data, and lender communication using Google Sheets, Docs, Slides, Meet, and Drive
- Become familiar with DSCR loans and stay current on lending rates (training provided)
- Assist with deal coordination, basic project management, and funding timeline
- Have a working understanding of construction costs and budget management to help communicate realistic expectations to lenders
Who You Are
A strong, effective communicator (written and verbal)
Well-spoken, likeable, and easy to network with
Comfortable with public speaking in small group settings (Zoom or in person)
Creative and proficient with Canva (or similar tools)
Experience with or strong interest in social media marketing
Highly organized, detail-oriented, and reliable
Motivated self-starter who doesn’t need micromanagement
Friendly, professional, and solutions-oriented
Familiar with Google Workspace (Sheets, Docs, Slides, Meet, Drive) and Excel/Word
Able to dedicate 20 hours per week consistently
Knowledge of real estate, lending, capital raising, construction, or project management is a plus — not required (we’ll train the right person)

Monthly Targets
Connect with 65–70 new potential lenders
Schedule 10–15 calls or meetings with interested PMLs/PMPs
Vet and qualify 3–6 serious funding prospects
Maintain and update the Funding Tracker (Google Sheets) weekly
Prepare professional Canva presentations for active deals
Respond to lender communication within 24 hours
Track and report current DSCR loan rates monthly
Quarterly
Host or co-host 1–2 lunch & learn events (virtual or in-person)
Exceeding KPIs may result in improved deal splits or bonus opportunities.

10% of monthly cashflow OR
$700 to $1,000 flat fee at closing OR
4% equity + 5% cashflow OR
5% equity only
PMP Deals (Private Money Partner)
$1,000–$2,000 flat fee at closing OR
5–10% of monthly cashflow OR
5% equity + 5% cashflow
