Job Summary
We are seeking a dedicated and skilled Property Manager & Maintenance Technician to oversee daily operations and maintenance at our mobile home park. This dual-role position is ideal for someone who enjoys variety — combining people skills with hands-on maintenance work.
You will manage leasing, tenant relations, and on-site maintenance while ensuring the property remains safe, clean, and welcoming. Your proactive approach will directly contribute to resident satisfaction, retention, and the overall success of the community.
Key Responsibilities
Property Management
- Oversee day-to-day operations, including leasing, rent collection, inspections, and tenant communications.
- Process tenant applications, lease agreements, renewals, and move-ins/move-outs efficiently.
- Ensure full compliance with Fair Housing regulations and landlord-tenant laws in all interactions.
- Maintain accurate resident and property records through proper documentation and data entry.
- Assist with enforcing community rules and regulations in a professional, respectful manner.
- Foster a sense of community and pride in the park through approachable leadership and attentive service.
- Conduct periodic market and rent reviews to help ensure competitive pricing and occupancy.
Maintenance & Property Upkeep
- Perform routine maintenance, including minor plumbing, electrical, HVAC, carpentry, and landscaping tasks.
- Conduct regular property inspections to identify safety issues, maintenance needs, and cleanliness concerns.
- Ensure vacant units are clean, functional, and ready for occupancy (“turns”).
- Maintain curb appeal — mowing lawns, trimming trees, removing debris, cleaning common areas, and ensuring signage and lighting are in good condition.
- Manage and prioritize maintenance requests through a work order or CMMS (Computerized Maintenance Management System).
- Oversee outside contractors and vendors, ensuring high-quality work and cost-effective service.
- Maintain maintenance supplies and equipment inventory in an organized manner.
- Respond promptly to emergency maintenance calls as needed, ensuring safety and minimizing disruptions.
Resident Relations
- Provide responsive, friendly customer service to current and prospective residents.
- Handle resident concerns and disputes calmly and effectively to maintain a positive community environment.
- Assist residents with maintenance or administrative questions and ensure timely communication follow-up.
- Support community events, notices, and efforts that improve resident engagement and satisfaction.
Qualifications
Basic Qualifications:
- Strong understanding of property management principles, leasing processes, and maintenance coordination.
- Basic knowledge of plumbing, electrical, and carpentry repair.
- Excellent organizational, communication, and interpersonal skills.
- Ability to manage multiple priorities independently and efficiently.
- Comfortable using computers for data entry, scheduling, and reporting.
- Valid driver’s license and reliable transportation required.
Preferred Qualifications:
- Experience with mobile home parks, multifamily housing, or small community property management.
- Familiarity with LIHTC, Section 8, or other affordable housing programs (a plus).
- Proficiency in property management software such as Yardi, AppFolio, OneSite, or similar systems.
- Basic knowledge of CRM systems, contract management, and tenant retention strategies.
- Bilingual (English/Spanish) preferred but not required.
