Property Maintenance Technician
Position Summary
The Property Maintenance Technician is responsible for performing routine, preventive, and emergency maintenance at low-income and affordable housing properties. This position helps ensure that all units, buildings, common areas, equipment, and grounds are maintained in a safe, sanitary, functional, and attractive condition. The technician completes work orders, prepares vacant units for occupancy, supports inspections, and provides courteous service to residents while following fair housing, safety, and property management standards.
Essential Duties and Responsibilities
· Respond to resident maintenance requests and complete assigned work orders in a timely, professional manner.
· Perform general repairs involving plumbing, electrical, HVAC troubleshooting, carpentry, drywall, painting, flooring, doors, windows, locks, appliances, fixtures, and related building systems.
· Prepare vacant units for move-in by completing repairs, cleaning, painting, replacing damaged items, and ensuring the unit meets property standards.
· Conduct routine inspections of units, buildings, common areas, mechanical rooms, equipment, lighting, sidewalks, parking areas, and grounds.
· Assist with preventive maintenance programs for HVAC systems, water heaters, appliances, smoke detectors, plumbing systems, lighting, and other property equipment.
· Maintain common areas, laundry rooms, offices, community spaces, storage areas, and exterior grounds in a clean and safe condition.
· Perform groundskeeping duties such as trash removal, mowing, trimming, leaf removal, snow or ice response, and minor landscaping as needed.
· Identify safety hazards, code concerns, pest issues, water leaks, property damage, or resident-caused damages and report them to the supervisor promptly.
· Maintain tools, equipment, supplies, keys, inventory, vehicles, and maintenance areas in an organized and secure manner.
· Assist vendors, contractors, inspectors, property managers, and other staff during repairs, inspections, capital projects, and emergency situations.
· Participate in an after-hours on-call rotation for urgent maintenance issues, including evenings, weekends, and holidays as assigned.
· Follow all applicable safety procedures, fair housing requirements, confidentiality expectations, and company policies.
Required Qualifications
· High school diploma or GED preferred.
· One to two years of experience in building maintenance, apartment maintenance, construction trades, or a related field preferred.
· Basic working knowledge of plumbing, electrical repairs, carpentry, painting, drywall repair, appliances, groundskeeping, and general building maintenance.
· Ability to safely operate hand tools, power tools, ladders, lawn equipment, and/or cleaning equipment. (Please supply your own tools)
· Ability to read and understand work orders, safety instructions, product labels, maintenance manuals, inspection forms, and basic written procedures.
· Ability to communicate respectfully and professionally with residents, coworkers, supervisors, vendors, and community partners.
· Valid driver’s license, acceptable driving record, and reliable transportation may be required.
· Ability to pass any required background check, drug screening, or other employment requirements.

Physical Requirements
This position requires the ability to stand, walk, bend, stoop, kneel, crouch, climb ladders and stairs, reach overhead, work in tight spaces, and perform repetitive physical tasks. The employee must be able to lift, carry, push, or pull up to 50 pounds as needed and work indoors and outdoors in various weather conditions.
