Compensation: $170,000 - $220,000 based on experience level
Position Overview
Our client, a leading residential developer in New York City, is seeking an experienced DOB Licensed Superintendent to manage the on-site execution of new construction and rehabs on residential projects. The ideal candidate will have a strong background in construction site operations, safety compliance, and subcontractor coordination-particularly within the affordable housing sector.
Key Responsibilities

Lead and oversee daily on-site construction activities to ensure adherence to project plans, specifications, and timelines.

Manage and coordinate subcontractors, vendors, and suppliers to ensure smooth workflow and productivity.

Interpret construction documents including blueprints, schematics, and shop drawings.

Utilize construction management software (e.g., Procore, Bluebeam) to track progress, manage schedules, and document site activities.

Ensure strict adherence to OSHA standards and enforce all safety protocols.

Collaborate with the Project Manager to resolve issues and keep the project on track.

Monitor project budgets, track expenses, and report variances.

Conduct routine site inspections to ensure quality standards are met.

Communicate regularly with the Owner, Senior Project Manager, and external stakeholders such as architects, engineers, and inspectors.
Qualifications

Proven experience as a Superintendent on affordable housing or residential projects.

Strong understanding of construction practices, scheduling, quality control, and cost management.

Proficient in interpreting construction drawings and utilizing tools like Procore and Bluebeam.

Solid working knowledge of OSHA and NYC DOB safety requirements.

Excellent communication, coordination, and leadership skills.
