Job Summary
We are seeking an experienced Commercial Real Estate Investment Analyst & Marketing Consultant to support our growing commercial real estate portfolio. This is a consulting/contract position for an individual with a strong background in investment sales, property marketing, underwriting, and graphic design.
The ideal candidate has experience working with commercial real estate brokerages, investment firms, or private equity/family offices and is capable of preparing high-quality marketing materials while analyzing investment opportunities.
Duties
Financial Analysis & Underwriting
- Underwrite acquisitions and dispositions across industrial, retail, office, land, hospitality, gas station, truck stop, and other commercial real estate assets.
- Prepare investment analyses, cash flow models, financial projections, and valuation summaries.
- Analyze comparable sales, lease rates, cap rates, market trends, and investment opportunities.
- Assist ownership in evaluating acquisitions, dispositions, leasing opportunities, and pricing strategies.
- Review operating statements, rent rolls, leases, and due diligence documents.
Market Research & Due Diligence
- Conduct comprehensive market, demographic, zoning, ownership, and feasibility research.
- Communicate with city planning departments, building departments, public works, economic development offices, and utility providers regarding zoning, entitlements, permitted uses, development requirements, utility availability, impact fees, and infrastructure improvements.
- Research surrounding developments, competing projects, planned communities, and commercial centers to identify opportunities and potential risks.
- Coordinate with engineers, architects, surveyors, environmental consultants, title companies, and other third-party professionals during due diligence.
- Prepare organized due diligence reports and recommendations for ownership.
Offering Memorandums & Marketing
- Prepare professional, institutional-quality Offering Memorandums (OMs) for acquisitions and dispositions.
- Create investor presentations, executive summaries, marketing packages, and property brochures.
- Design marketing materials using Adobe Creative Suite, Canva, or similar graphic design software.
- Coordinate photography, drone imagery, aerial exhibits, site plans, maps, and other marketing collateral.
- Prepare and manage listings on commercial real estate platforms, including CoStar, Crexi, LoopNet, and other industry websites.
- Coordinate installation of property signage and oversee marketing campaigns for listed properties.
Transactions & Asset Support
- Assist with acquisitions, dispositions, leasing transactions, and portfolio management.
- Organize due diligence documentation and maintain transaction files.
- Coordinate with escrow officers, title companies, lenders, attorneys, consultants, brokers, and ownership throughout each transaction.
- Track project milestones, due diligence periods, and transaction deadlines to ensure timely completion.
Relationship Management
- Build and maintain relationships with brokers, developers, investors, city officials, engineers, architects, contractors, lenders, and other commercial real estate professionals.
- Proactively identify off-market opportunities and gather market intelligence to support future acquisitions and dispositions.
- Conduct outreach to property owners, developers, and industry contacts to obtain information beneficial to ownership.
- Serve as a trusted resource by researching and obtaining answers to property-specific questions through direct communication and independent research.
Qualifications
- Proven experience preparing professional Offering Memorandums and investment marketing materials.
- Strong financial modeling and underwriting skills.
- Experience analyzing retail, industrial, office, land, mixed-use, or specialty commercial properties.
- Excellent graphic design and presentation skills.
- Proficiency in Microsoft Excel, Adobe InDesign, Illustrator, Photoshop, Canva, or similar software.
- Experience with CoStar, Crexi, LoopNet, and other commercial real estate platforms is preferred.
- Exceptional communication, organization, and project management skills.
- Self-motivated, detail-oriented, and capable of managing multiple projects independently.
Pay: $24.00 - $30.00 per hour
