Position Summary
The HANO Scattered Sites Property Manager is responsible for overseeing the daily operations, compliance, leasing, and resident relations for a portfolio of scattered-site affordable housing communities throughout the New Orleans area. This role supports occupancy goals, regulatory compliance, resident satisfaction, vendor coordination, and operational excellence while ensuring compliance with HANO, HUD, Fair Housing, and company policies.
Essential Duties & Responsibilities
- Oversee the daily operations of HANO scattered-site affordable housing communities.
- Ensure compliance with HANO, HUD, Fair Housing, and company policies.
- Assist with lease enforcement, resident communications, and conflict resolution.
- Coordinate unit turns, inspections, work orders, and vendor scheduling.
- Monitor occupancy, delinquency, and leasing performance goals.
- Support move-ins, annual and interim recertifications, and resident retention efforts.
- Supervise the part-time Maintenance Manager assigned to the HANO scattered-site portfolio.
- Coordinate third-party vendors and contractors, including work order triage, property access, scheduling, and pricing negotiations.
- Maintain accurate resident and property records within the property management software.
- Conduct routine property inspections and quality control reviews to ensure community standards are maintained.
- Assist with budgeting, invoice approvals, and operational reporting.
- Organize resident engagement meetings and community events.
- Ensure all properties maintain excellent curb appeal, safety standards, and regulatory compliance.
- Coordinate with local agencies, contractors, and community partners as needed.
- Regularly survey competing affordable housing communities and applicable affordability restrictions to establish competitive market rents within program guidelines.
Qualifications
- Minimum of two (2) years of property management, affordable housing, or multifamily housing experience preferred.
- Experience with HUD, HANO, Housing Choice Voucher (Section 8), or other affordable housing programs preferred.
- Strong knowledge of Fair Housing laws and affordable housing compliance requirements.
- Excellent communication, customer service, and organizational skills.
- Ability to effectively manage multiple properties and competing priorities.
- Experience with property management software, preferably RealPage.
- Valid driver's license and reliable transportation required.

Schedule
- Full-Time

- Some after-hours availability may be required to respond to emergencies or resident issues.

Compensation
- Base Salary: $27-30 per hour based on experience
- Performance-based bonus opportunities tied to HANO portfolio performance.
- Leasing bonus of $100 per signed lease, renewal bonuses TBD, shared among team
- Regular phone calls, emails, and business communications outside normal business hours are considered part of the responsibilities of this salaried position.
- Required on-site emergency callouts during evenings or weekends will be compensated at 1.5 times the equivalent hourly rate as a bonus.
- Mileage reimbursement of $50 per payroll period (flat rate).
Work Location
- Remote with regular travel to HANO scattered-site communities throughout the New Orleans area as operational needs require.
Pay: $27.00 - $30.00 per hour
