Job Description
Power Property Management is seeking a highly motivated Roving Lease-Up Specialist to support the successful lease-up of multiple new apartment communities throughout the Greater Los Angeles area.
This is a fast-paced, project-based position ideal for an experienced leasing professional who thrives in new construction, enjoys working in different communities, and is passionate about driving occupancy. The role combines traditional multifamily leasing with limited affordable housing compliance responsibilities and requires frequent travel between lease-up properties based on business needs.
The Roving Lease-Up Specialist will manage prospect pipelines, conduct tours, process applications, coordinate move-ins, assist with affordable housing compliance, and execute marketing initiatives from property opening through stabilization. This position plays a critical role in delivering an exceptional leasing experience while helping each community achieve occupancy goals.
Responsibilities Leasing & Sales
- Manage a high-volume pipeline of prospective residents across multiple lease-up communities.
- Conduct in-person and virtual apartment tours and convert qualified prospects into approved applicants.
- Respond promptly to phone, email, internet, and walk-in inquiries.
- Process rental applications, coordinate approvals, prepare lease documents, and facilitate move-ins.
- Maintain excellent customer service throughout the leasing process.
Affordable Housing Compliance
- Complete Tenant Income Certifications (TICs) for designated affordable housing units.
- Verify applicant income, assets, and required documentation.
- Maintain compliant resident files and coordinate with third-party compliance partners as needed.
- Build and maintain affordable housing waitlists in accordance with Fair Housing and regulatory requirements.
Marketing & Outreach
- Assist with lease-up marketing campaigns, resident events, and community outreach initiatives.
- Host open houses and leasing events to generate qualified traffic.
- Partner with the marketing team to promote available inventory and maximize occupancy.
Reporting & Operations
- Track daily leasing activity, traffic, applications, approvals, and move-in schedules.
- Provide regular leasing reports and occupancy updates to management.
- Ensure leasing offices, model homes, and amenity spaces are presentation-ready.
- Collaborate with construction, maintenance, and operations teams to support successful property openings.
Travel
- Travel throughout the week between multiple lease-up communities based on staffing and business needs.
- Support new property launches, leasing events, and temporary coverage at assigned communities throughout the Greater Los Angeles area.
- Reliable transportation and the ability to travel locally are required.
Compliance
- Perform all duties in accordance with Fair Housing laws, ADA requirements, and applicable federal, state, and local housing regulations.
- Follow standardized leasing procedures to ensure consistency and compliance.
Qualifications
- 3+ years of multifamily leasing experience required.
- Previous lease-up experience strongly preferred.
- Affordable Housing or LIHTC experience preferred.
- Strong sales, customer service, and closing skills.
- Excellent verbal and written communication.
- Ability to manage multiple priorities in a fast-paced environment.
- Experience with AppFolio, Yardi, Entrata, OneSite, or similar property management software preferred.
- HCCP, COS, SHCM, or other affordable housing certifications are a plus.
- Valid driver's license, reliable transportation, and willingness to travel between properties throughout the Greater Los Angeles area.
