Construction Project Manager

Position Summary
ServiceMaster by Isler is seeking an experienced Construction Project Manager with a strong background in restoration and reconstruction to oversee residential and commercial projects from initial estimate through final completion.
The ideal candidate will have hands-on experience with Xactimate and be proficient in writing detailed, accurate construction estimates in Xactimate. This position requires someone who can manage projects, communicate effectively with customers and insurance professionals, coordinate subcontractors and vendors, and maintain control of project budgets, schedules, and quality.
The Construction Project Manager will be responsible for taking ownership of projects from start to finish while delivering exceptional customer service and maintaining ServiceMaster by Isler’s standards for quality and professionalism.
Key Responsibilities
- Manage residential and commercial reconstruction projects from initial scope through final completion.
- Write accurate and detailed construction estimates using Xactimate.
- Review property damage, develop scopes of work, and prepare estimates based on site conditions and project requirements.
- Ensure estimates accurately reflect labor, materials, equipment, subcontractor costs, and applicable construction requirements.
- Work with insurance adjusters, property owners, and other stakeholders to review and negotiate scopes of work when necessary.
- Develop and maintain project schedules and budgets.
- Coordinate subcontractors, vendors, suppliers, and internal production teams.
- Monitor project progress, costs, profitability, quality, and schedule.
- Conduct regular jobsite visits and verify that work is being completed according to the approved scope of work.
- Manage change orders and update estimates as project conditions or customer requirements change.
- Communicate project status, schedules, changes, and expectations clearly with customers.
- Maintain accurate project documentation, including estimates, photographs, job notes, invoices, change orders, and other required documentation.
- Review subcontractor proposals and invoices for accuracy and consistency with the project scope.
- Identify potential delays, cost overruns, scope discrepancies, and other project issues and take corrective action.
- Coordinate necessary permits, materials, equipment, and subcontractor services.
- Conduct project walkthroughs, punch lists, and final inspections.
- Resolve customer concerns professionally and maintain a high level of customer satisfaction.
- Ensure projects are completed safely, on schedule, within budget, and according to quality standards and applicable building codes.
- Maintain compliance with company policies, safety requirements, and industry standards.
Required Qualifications
- 5+ years of construction, restoration, reconstruction, or related project management experience.
- Demonstrated experience using Xactimate.
- Ability to independently write detailed construction/restoration estimates in Xactimate.
- Strong understanding of residential and/or commercial construction.
- Experience developing scopes of work and estimating labor and material requirements.
- Experience working with insurance claims and insurance adjusters preferred.
- Strong knowledge of construction materials, methods, and sequencing.
- Proven ability to manage multiple projects simultaneously.
- Excellent communication, organization, and time-management skills.
- Strong problem-solving and decision-making abilities.
- Ability to read and understand construction plans, scopes of work, and estimates.
- Proficiency with Microsoft Office and construction/project management software.
- Valid driver’s license and reliable transportation.
Xactimate Responsibilities
Xactimate proficiency is a required qualification for this position.
The successful candidate must be able to:
- Create complete and accurate Xactimate estimates from field inspections and project scopes.
- Build detailed line-item estimates for reconstruction and repair work.
- Accurately identify labor, material, equipment, and applicable trade requirements.
- Review and revise estimates based on field conditions and changes in scope.
- Prepare supplements and change orders when additional work is identified.
- Communicate effectively with insurance adjusters regarding estimates and scope.
- Maintain accurate documentation and photographs supporting estimate line items.
- Use Xactimate to help establish project budgets and maintain profitability throughout the project.
