We're hiring a Maintenance Technician with HVAC expertise for our multifamily residential community in Decatur, GA.

What You'll Do
HVAC Work (your specialty)
- Diagnose, repair, and maintain residential HVAC systems, including split systems, heat pumps, package units, and PTACs
- Perform preventive maintenance: coil cleaning, filter changes, condensate line clearing, refrigerant level checks, and full system inspections
- Troubleshoot electrical components such as thermostats, capacitors, contactors, and blower motors
- Recover, recycle, and charge refrigerant in full compliance with EPA regulations
- Make repair-vs-replace recommendations and assist with new unit installations
General Maintenance
- Complete resident service requests promptly and professionally, documenting all work performed
- Plumbing repairs: faucets, toilets, garbage disposals, water heaters, and minor drain clearing
- Electrical repairs: outlets, switches, fixtures, and breakers, within scope and code
- Appliance troubleshooting, repair, and replacement
- Drywall patching, painting, carpentry, tile, and door and lock repairs
- Prepare vacant units for new residents (make-ready turns) within established timelines
- Maintain the curb appeal and safety of grounds, breezeways, and common areas
- Support pool, irrigation, and life-safety equipment upkeep as assigned
- Participate in the on-call rotation for after-hours emergencies
- Keep the shop organized, tools accounted for, and safety protocols followed
A Typical Week
Mornings usually start with service requests from the resident portal—a no-l call, a running toilet, a tripped breaker. Afternoons might be a make-ready turn, seasonal preventive maintenance on a bank of condensers, or a walk of the grounds before a property inspection. Every week looks a little different, which is exactly what keeps this work interesting.
What You'll Bring
Required
- 2+ years of hands-on maintenance experience, preferably in multifamily or residential property
- EPA Section 608 Certification (Type II or Universal)
- Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
- Ability to read and interpret service manuals, wiring diagrams, and work orders
- Valid driver's license and reliable transportation
- Ability to pass a background check and drug screening
- Your own basic hand tools
Nice to Have (and we'll help you get there if you don't have them)
- HVAC certification or trade school training (NATE, HVAC Excellence, or equivalent)
- CPO (Certified Pool Operator) certification
- CAMT (Certified Apartment Maintenance Technician) designation
- Experience with property management software (Yardi, Entrata, RealPage, or similar)
- Bilingual English/Spanish
Schedule
Monday – Friday, with rotating weekend and after-hours on-call coverage.
Compensation & Benefits
