About the Job
The Construction Plumbing Estimator owns quantity takeoff, scope coverage, pricing, assumptions, exclusions, and estimate documentation through turnover to operations, but does not commit Alvarez without delegated approval. Develop complete, competitive, and risk-adjusted plumbing construction estimates from bid documents, historical performance, vendor and subcontractor input, and Alvarez execution strategy.
Responsibilities:
Review invitations, plans, specifications, addenda, schedules, bid forms, contracts, alternates, allowances, and submission requirements. Perform detailed quantity takeoffs for plumbing systems, fixtures, equipment, piping, supports, insulation interfaces, excavation, testing, permits, and specialties. Build labor using approved units, crew assumptions, productivity factors, project conditions, overtime, phasing, and schedule requirements.
Obtain, normalize, and evaluate vendor and subcontractor quotations. Identify scope gaps, coordination risks, design ambiguities, logistics, temporary requirements, bonds, insurance, taxes, escalation, and closeout obligations. Prepare RFIs, bid questions, clarifications, assumptions, exclusions, alternates, value-engineering options, and scope sheets.
Maintain organized estimate files, takeoff audit trails, quote logs, revisions, and addendum compliance. Conduct estimate reviews with leadership and incorporate approved strategy and contingency. Prepare proposals and bid forms accurately and submit them through authorized processes. Support interviews, negotiations, best-and-final offers, and scope reconciliation.
Deliver a complete turnover package to the Project Manager and Superintendent afterward.
Compare estimate to actual project outcomes and update databases, labor units, assemblies, and lessons learned.
Knowledge, Skills & Abilities:
Commercial plumbing systems, materials, equipment, code, and construction methods.
Plans, specifications, addenda, contracts, schedules, and bid forms. Vendor and subcontractor scope comparison.
Takeoff and estimating software, Excel, PDF tools, Procore, and cost databases.
Florida market conditions, permitting, labor, logistics, and project risk.
Extract complete scope from complex documents.
Perform accurate takeoff and cost calculations. Identify hidden scope, schedule, contract, and constructability risk. Compare quotations on an equal-scope basis.
Write clear assumptions, exclusions, and proposals.
Manage concurrent deadlines and document revisions. Present estimates and defend key assumptions. Quantity takeoff, labor units, crew productivity, indirect costs, general conditions, escalation, contingency, overhead, and fee.
Work Environment
Professional office environment with prolonged computer and plan review. Occasional active construction, renovation, rooftop, mechanical-room, and site-walk exposure requiring PPE.
Preferred Qualifications:
High school diploma or equivalent required. Associate or bachelor’s degree in construction management, engineering, business, or a related field preferred but not required when equivalent trade and estimating experience is demonstrated.
Typically, five or more years of commercial plumbing construction experience, including at least two years in estimating, project management, or senior field planning. Strong field experience may substitute for formal education. Demonstrated experience with plumbing takeoff and bid submission required.
Geographic knowledge of Hillsborough and Pinellas Counties.
Bilingual (English/Spanish) preferred.
Pay: $80,000.00 - $100,000.00 per year
