We’re looking for a strategic, client-focused Residential Construction Project Director to join our growing team! In this pivotal role, you’ll lead the front end of the construction process, turning qualified leads into signed build contracts and setting the stage for project success. You’ll work with pre-vetted prospects who already align with our job scope, budget expectations, and company culture.
Your responsibilities will include developing detailed scopes of work, coordinating with trade partners for accurate pricing, and managing full project estimates. Once the contract is secured, you’ll oversee the client relationship while ensuring alignment with the build schedule and quality standards through your direct reports, including the Project Manager.
**We are seeking candidates who currently reside in the Triangle area and can commute daily to our office, located at 5102 Durham-Chapel Hill Blvd, Suite 100, Durham, NC 27707. This is a full-time, on-site role, Monday through Friday, from 8:00 AM to 5:00 PM**
Responsibilities:
Step 1: Present Design Contract & Qualify Fit

Present design contract and prospect education materials using the playbook.

Confirm culture, budget, and scope alignment.
Step 2: Design Kickoff & Expectations

Set clear expectations for design process, milestones, hours, and billing.

Coordinate with Design Director on team resources and expectations.

Communicate plan to client and assigned designer.
-
Initiate required approvals (e.g., Historical, HOA, flood zone, zoning/planning).
Step 3: Manage Design Phase
-
Enforce design deadlines and manage design change orders.
-
Track progress and communicate with client twice weekly.

Coordinate with Design Director to meet design deliverables.
-
Create and manage punch lists for EC, DD, and CD phases.
Use Quote Kong for preliminary estimates; finalize using internal resources and approval flow (Design Director Estimator Director of Construction- Managing Director).
Step 4: Preconstruction

Review and submit permit-ready construction drawings.

Handle all jurisdictional approvals and applications.
Step 5: Build Phase Oversight

Collaborate with the Construction Manager to develop the build schedule.

Conduct handoff to Project Manager (scope, budget, drawings).

Maintain client communication (weekly meetings, issues, change orders).

Hold PM accountable for site standards, subcontractor quality, schedule execution, and professional conduct.
Requirements:

Strong estimating skills with the ability to interpret blueprints and renderings to accurately quote labor, materials, and subcontractor costs.

Solid understanding of architectural and construction administration, including budgeting, scheduling, planning, specifications, and working drawings.

Familiarity with building codes, remodeling methods, materials, and job costing.

Proficient in reading and interpreting construction plans.

Able to work independently, manage time effectively, and prioritize multiple responsibilities.

Experienced with CRM and scheduling platforms.

Proficient in Microsoft Word, Excel, Google Workspace (Gmail, Sheets), and general computer applications.

Detail-oriented with strong measurement and accuracy skills.

Excellent critical thinking and problem-solving abilities.

Strong communicator with the ability to collaborate with both internal teams and external partners.
Additional Skills, Knowledge and Abilities:

Able to prepare job estimates, decipher blueprints, and analyze renderings for appropriate and accurate quoting of man-hours, materials, and subcontractors.

Ability to work independently and prioritize responsibilities.

Requires an understanding of architectural and construction administration services, including budgeting, scheduling, planning, specifications, and working drawings.

Must be familiar with building codes, materials, remodeling estimating techniques. Must have the ability to read, interpret, and review construction plans and job costs.

Must have working knowledge of CRM or scheduling software.

Seasoned computer skills including but not limited to: Word, Excel, Google Mail, and Sheets.

Detail-oriented – ability to be very precise, accurately measure distances and the size of items and maintain an eye for detail.

Critical Thinking Skills – ability to problem solve when issues arise in a project and foresee them before they occur.

Communication – ability to communicate effectively with internal and external teams.
Physical and Travel Requirements:

Must be able to alternate between desk work and physical site visits.

Requires the ability to stand, climb, bend, and lift objects for extended periods.

Local travel within a 50-mile radius to job sites, client locations, suppliers, and partners as needed.
