Job Summary
We are seeking a highly skilled and energetic Experienced Maintenance Supervisor (Hands-on) to oversee the maintenance operations for a 2-person maintenance team on a 120-unit apartment community. This role combines leadership with hands-on technical expertise, ensuring that all mechanical, electrical, plumbing, HVAC, and all systems operate smoothly and safely. The ideal candidate will manage, coordinate repairs, implement preventive maintenance programs, inspect property, coordinate with vendors, manage inventory, respond to emergencies with shared on call duties, and adhering to safety regulations.
***Applicants MUST have prior experience as a Maintenance Supervisor in the apartment industry, and MUST BE EPA CERTIFIED.
Responsibilities
- Supervise and actively participate in all daily maintenance operations, providing guidance, training, as needed.
- Perform hands-on repairs and troubleshooting across all, electrical systems (including high and low voltage), plumbing, HVAC units, completing repairs promptly and professionally.
- Ensure all resident service requests are completed daily, and vacant units are made ready within 7-10 business days.
- Diagnose issues, and perform preventative maintenance through the property.
- Oversee HVAC system repairs and servicing, on all units.
- Inspect buildings, common areas, and grounds daily.
- Maintain community appearance and cleanliness continually.
- Maintain maintenance shop and inventory.
- Maintain maintenance records, and work order documentation.
- Obtain bids and negotiate pricing when necessary.
- Coordinate with vendors and contractors, ensuring they are doing quality work.
- Making sure electric is turned to 78 after vendor repairs to keep electric costs down.
Requirements
- Proven experience supervising maintenance teams in a residential setting.
- Extensive hands-on mechanical knowledge with expertise in mechanical systems repair, electrical experience (including high voltage and low voltage), and plumbing system maintenance.
- Strong understanding of, engineering troubleshooting methods, and the use of diagnostic tools such as ohmmeters.
- Strong knowledge with HVAC systems repair—including HVAC system troubleshooting—and freon usage. MUST BE EPA CERTIFIED.
- Knowledge of safety regulations related to electrical work, high voltage systems, and general facilities management.
- Excellent communication skills in English; capable of providing clear instructions and documentation.
- Leadership qualities with experience managing maintenance teams effectively; project management skills are a plus.
- Technical certifications related to electrical systems, HVAC repair, or industrial maintenance are preferred.

Pay: $24.00 - $25.00 per hour
