Director of Projects - Lor-Mar Mechanical
Pennsauken, NJ | Full-Time | $150K–$200K base + performance bonus
Run the business. Build the team. Share in the upside.
Lor-Mar is part of a rapidly expanding mechanical services platform, and we're looking for a Director of Projects to lead our construction business through its next stage of growth. This isn't a caretaker role - you'll own the full project lifecycle from bid to closeout, shape how we estimate and execute work, and build the team that delivers it. If you've been waiting for the seat where your decisions actually move the P&L, this is it.
Why this role is different
-
Real earnings potential. Competitive base of $150K–$200K, plus a bonus which scales once benchmarked targets are hit. When the business wins, you win.
-
A growth story you can ride. We're backed for expansion and investing in our projects business. The platform is growing fast - and the leaders who grow it will grow with it.
-
Ownership of the whole picture. Sales pipeline, estimating, execution, production, and profitability all roll up to you. You'll have the autonomy to run it and the support to scale it.
-
Build something. You'll train and mentor the next generation of project managers and estimators, and put your fingerprints on how this company runs for years to come.
What you'll do
-
Lead project operations end to end - estimating, planning, execution, and financial performance across our mechanical construction portfolio.
-
Oversee the entire project team to keep project timelines and deliverables on track, and partner with the Superintendent to sharpen workflow, scheduling, and resource allocation.
-
Drive coordination between sales, project execution, and production so work flows smoothly from bid to installed.
-
Grow the business - develop customer relationships, support business development, and help expand our pipeline.
-
Track and act on the leading indicators that drive the business:
-
Bid activity - future workload and pipeline health
-
Estimated vs. actual margins - sharper estimating and financial accuracy
-
Project backlog hours - resource availability and job capacity
-
Financial backlog - revenue and profitability forecasting
-
Installation efficiency - tighter scheduling, fewer delays
-
Project profitability - financial health and improvement opportunities
-
Generate and review performance reporting for sales and project teams.
-
Use our CRM and ERP tools to manage sales activity, project tracking, and reporting.
What you bring
-
An entrepreneur's spirit.
-
Proven project management experience in mechanical construction.
-
Hands-on estimating experience and a track record of protecting and improving margins.
-
Strong financial acumen - you understand Work In Progress reporting, revenue phasing, and how construction projects make (and lose) money.
-
A builder's mindset for people: you train, mentor, and develop talent.
-
Business development instincts - you see opportunities and go get them.
The package
-
$150K–$200K base salary
-
Commission plan that scales with performance once benchmarked targets are hit
-
Health, dental, and vision insurance
-
401(k) with company match
-
Paid time off and holidays
