1. Position Summary: The Maintenance Supervisor is responsible for the day-to-day maintenance operations of the assigned properties and ensures the overall aspects of the property meet the Company’s established standards and applicable laws. This position is also responsible for quality control, purchasing with Property Manager’s approval, supply management, budgeting, risk management, and personnel administration.
2. Essential Duties & Responsibilities:
- Coordinates the day-to-day operations of the property with Property Manager.
- Assists Property Manager with interviewing and hiring maintenance staff.
- Directs and supervises daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress and workflow, review work for timeliness and accuracy, and appraising work performance.
- Manages maintenance on-call schedule, ensuring there is an available maintenance employee at all times after-hours for emergency situations.
- Consults with Property Manager to determine and implement associate performance actions, which includes raises, promotions, discipline, terminations, etc.
- Schedules, monitors, and performs preventative maintenance, unit turns, and requested repairs.
- Leads on-site maintenance staff and participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior, structural, appliances and other areas as necessary.
- Manages and responds to resident maintenance issues and repairs by resolving promptly and professionally.
- Inspects units before and after move-ins and move-outs, as well as after the unit has been turned.
- Performs property inspections ono a regular basis to maintain cleanliness and proactively identify problems.
- Ensures swimming pool is maintained daily in accordance with local regulations.
- Inspects buildings and grounds to ensure safety and cleanliness.
- Assists Property Manager with vendor selection and relations, to ensure quality performance.
- Obtains bids, W9, and COI from vendors as well as oversees vendor work for completeness.
- Purchases maintenance supplies while ensuring expense control when possible.
- Ensures excellent customer service to prospective and current residents, and promotes a quality living experience for all residents.
- Maintains an equipment/tool inventory.
- Maintains a log of all warranties.
3. Education and/or Experience.
- High School diploma or equivalent.
- Minimum 3 years of previous experience in property management maintenance, other building maintenance or related trade is required.
4. Required Licenses
- Current driver license and automobile insurance.
- May require one or be willing to obtain one or more of the following certifications:
- EPA Certification, Type I and II
- HVAC Certification
- CPO certification (pool)
- Other licenses and/or certifications as required by state law
