ParkNation is a mobile home and RV park investment, management, and operating
company with a growing portfolio of manufactured housing and RV communities. We
are focused on creating a better quality of life for our residents while building the best
managed, most profitable mobile home and RV community platform in the country.
We currently operate a portfolio of communities across multiple markets and are
building a more disciplined operating model that combines centralized marketing,
leasing, sales, and data-driven accountability with strong onsite operations. Our
objective is to improve occupancy, strengthen NOI, create clearer accountability, and
build a repeatable operating platform that scales.
To support that effort, ParkNation is building a centralized Revenue / Marketing,
Leasing & Sales division that will own the front end of the resident acquisition process
while working in close coordination with Operations.
Position Summary
The Director of Revenue, Leasing & Occupancy Growth is a portfolio-level revenue
leadership role responsible for building, managing, and improving ParkNation’s
centralized leasing and sales process for consumer / B2C leads and applications
across the portfolio.
This role will own the front end of the resident acquisition process from first inquiry
through approved application, including centralized lead management, call handling,
follow-up, CRM discipline, prospect qualification, appointment coordination, application
management, sales reporting, and occupancy pipeline visibility.
This role is intended to improve lead conversion, reduce missed opportunities,
strengthen leasing discipline, and help increase occupancy by creating a more effective
front-end revenue engine. The Director will work closely with Operations, onsite
managers, and marketing resources to ensure leads are captured, qualified, worked
consistently, and handed off cleanly once an applicant is approved.
This role is not responsible for day-to-day property operations, current resident
management, lease execution, move-in execution, or ongoing site-level operations.
Those responsibilities remain with Operations.
Core Mission of the Role

the handoff from Revenue to Operations is clean, timely, and well documented

improved lead-to-approval conversion
Role Scope and Boundaries
The Director of Revenue, Leasing & Occupancy Growth owns:
centralized inbound portfolio B2C leasing and sales lead management
internet leads, phone leads, text leads, and follow-up
CRM ownership, pipeline management, and lead accountability
speed to lead and follow-up discipline
prospect qualification
appointment setting and tour coordination
application management through approved application
centralized sales scripts, call standards, and leasing process
leasing / sales reporting and occupancy pipeline visibility
coordination with marketing on lead quality, campaign performance, and
inventory marketing priorities
centralized leasing team performance, coaching, and accountability
This role does not own:
business-to-business sales relationships or transactions
final pricing approval on homes, including rent-to-own homes
property operations, maintenance, or rehab execution
home / site make-ready completion
lease execution
resident orientation
move-in execution
collections, delinquency management, or current resident operations
final home / site readiness decisions
This role works in partnership with Operations on:
accurate inventory availability and marketability
pricing communication and approved specials
rent-ready status and timing of home / site availability
onsite tours and appointment support where needed
approved application handoff
move-in readiness visibility
occupancy bottleneck escalation
Primary Responsibilities
1. Lead ParkNation’s Centralized Revenue / Leasing
Function
Own and manage the centralized portfolio leasing and sales process for B2C leads from
lead capture through approved application, including:
inbound phone calls
internet and website leads
text and email follow-up
lead nurturing
appointment setting
prospect qualification
application follow-up
application status tracking
handoff of approved applicants to Operations
This role will ensure that every lead is captured, worked quickly, followed up
consistently, and moved through the pipeline with urgency and accountability.
2. Build and Manage the Centralized Leasing / Sales
Team
Lead the team responsible for portfolio lead management and front-end leasing
execution, including:
dedicated leasing / sales agents handling inbound portfolio calls and follow-up
after-hours and weekend virtual assistant call coverage
existing property managers or staff with leasing experience who support tours,
local coordination, and lease-close support during the transition period
future centralized leasing / sales hires as the platform grows
Responsibilities include recruiting, training, coaching, scorecarding, and holding the
team accountable for performance.
3. Improve Approved Application Volume and Front-
End Occupancy Conversion
Drive stronger front-end leasing performance across ParkNation communities by:
improving lead response time and follow-up discipline
increasing conversion from lead to appointment, appointment to application, and
application to approved application
reducing missed leads and stalled pipeline
identifying friction points between lead generation, centralized leasing, and
Operations handoff
helping prioritize communities with the greatest occupancy opportunity or lead-
conversion weakness
improving visibility into approved applicants awaiting move-in
This role supports occupancy growth by improving the front-end revenue engine and
increasing the number of qualified approved applicants flowing into the Operations
handoff process.
4. Build and Maintain the Revenue-to-Operations
Handoff
Work closely with onsite property managers and Operations leadership to ensure
approved applicants are handed off cleanly and consistently.
This includes:
coordinating appointments and tours when onsite support is needed
communicating approved application status clearly and promptly
confirming that all required prospect and application information is documented in
the CRM / workflow
maintaining visibility into approved applicants awaiting lease execution or move-
in
escalating issues that block approved applicants from progressing to lease or
move-in, including inventory discrepancies, delayed readiness, or missing pricing
guidance
5. Manage the Portfolio Leasing Pipeline
Create and maintain a disciplined leasing pipeline with visibility into:
new leads
contacted leads
appointments scheduled
tours scheduled / completed
applications started
applications submitted
applications approved
approved applicants awaiting Operations handoff or move-in scheduling
stalled approved applicants
lead source performance and pipeline conversion by community
The Director will ensure ParkNation leadership has a clear picture of the pipeline by
community, product type, and sales representative.
6. Build and Enforce Leasing Process, Scripts, and
Standards
Develop, implement, and refine the ParkNation centralized leasing playbook, including:
inbound call scripts
follow-up scripts
objection-handling scripts
qualification questions
appointment-setting standards
application follow-up cadence
sales and leasing SOPs
CRM workflow standards
handoff standards between centralized Revenue and Operations
This role will also review calls, coach performance, and improve the quality and
consistency of the prospect experience.
7. Use Technology, CRM, Dashboards, and AI to
Improve Front-End Revenue Performance
ParkNation is building a more sophisticated operating platform supported by:
CRM and sales workflow tools
a property management system / system of record
centralized dashboards and reporting
database-driven KPI tracking
AI-assisted tools to improve visibility, accountability, and follow-up
The Director of Revenue, Leasing & Occupancy Growth will play a major role in helping
ParkNation use these systems to improve lead handling, leasing effectiveness,
reporting, and accountability. This person should be comfortable operating in a KPI-
driven environment and using technology to improve team performance and decision-
making.
8. Partner with Marketing to Improve Lead Flow and
Lead Quality
Work with ParkNation leadership and marketing resources to improve lead generation
and advertising performance across the portfolio, including:
aligning lead generation efforts with occupancy priorities and available
marketable inventory
improving listing quality, photos, video, and messaging
identifying high-performing lead sources and weak channels
helping shape campaigns around actual portfolio needs and market demand
providing feedback on cost per lead, lead quality, and conversion by source
9. Create Weekly and Monthly Revenue /
Occupancy Pipeline Reporting
Provide recurring reporting to the CEO and leadership team that does not just describe
activity, but identifies what actions need to happen next.
Reporting should include, at a minimum:
total leads by source
calls answered / missed calls
speed to lead
appointments scheduled
tours scheduled / completed
applications started
applications submitted
applications approved
approved applicants awaiting lease / move-in handoff
stalled leads and stalled approved applications
occupancy pipeline by community
available marketable inventory by community as provided / confirmed through
Operations coordination
rent-ready vacancy versus vacancy requiring work, based on Operations-
provided inventory status
top conversion bottlenecks
weekly priorities and recommended actions
Pay: Up to $100,000.00 per year
