Hive Construction is seeking an experienced Lead Foreman to oversee high-end renovation projects involving older, existing buildings being transformed into luxury residential, commercial, hospitality, or mixed-use spaces.
This role is ideal for a field leader who understands the unique challenges of working in aging structures, including hidden conditions, uneven existing conditions, selective demolition, structural coordination, tight access, occupied or constrained sites, and the level of craftsmanship required for premium finishes.
The right candidate will be highly organized, hands-on, and capable of managing subcontractors, self-perform crews, schedules, safety, quality, and day-to-day field operations. This is a working field leadership role. Certain scopes may be driven directly by the Lead Foreman, including self-performed work such as trim carpentry, punch work, blocking, backing, layout, protection, and finish coordination. Candidates must be willing and able to work on their tools in some capacity when the project requires it.
Key Responsibilities
The Lead Foreman will be responsible for leading daily field operations with a strong focus on quality, schedule, coordination, and craftsmanship.
Responsibilities include:
- Lead daily field activities on high-end renovation projects in older and existing buildings.
- Manage subcontractors, vendors, and self-perform crews in the field.
- Coordinate work with project managers, ownership, architects, designers, engineers, and consultants.
- Maintain project schedules and drive production in the field.
- Identify, communicate, and help solve field issues related to existing conditions.
- Coordinate demolition, framing, MEP rough-ins, finish carpentry, millwork, flooring, tile, paint, specialty finishes, and final punch.
- Ensure that high-end finish details are executed to the required standard.
- Lead or assist with self-perform work when required, including trim carpentry and other field tasks.
- Maintain jobsite safety, cleanliness, protection, and professionalism.
- Review drawings, specifications, details, RFIs, submittals, and field changes.
- Conduct daily coordination with subcontractors and field crews.
- Manage material deliveries, staging, logistics, and jobsite access.
- Maintain daily reports, progress photos, manpower logs, and field documentation as required.
- Proactively identify schedule risks, quality issues, and coordination conflicts.
- Ensure punch list items are completed efficiently and to a high standard.
Required Experience
Qualified candidates should have strong experience leading complex renovation work, especially within older buildings where field conditions require judgment, flexibility, and problem-solving.
Requirements include:
- Proven experience as a Lead Foreman, working foreman, lead carpenter, or field leader on renovation projects.
- Strong background working in older buildings, historic structures, adaptive reuse projects, or major interior renovations.
- Experience managing high-end finishes and detail-driven construction.
- Ability to manage subcontractors and self-perform crews efficiently.
- Willingness and ability to work on tools when needed.
- Strong trim carpentry, layout, and finish coordination knowledge.
- Ability to read and interpret construction drawings, shop drawings, and specifications.
- Strong understanding of sequencing, scheduling, and field coordination.
- Ability to identify hidden conditions and develop practical field solutions.
- Strong communication and leadership skills.
- Commitment to jobsite safety, cleanliness, and quality control.
- Ability to maintain professionalism with clients, design teams, subcontractors, and internal staff.
Preferred Qualifications
- Experience with luxury residential, boutique hospitality, high-end commercial, or historic renovation projects.
- Carpentry background, especially in finish carpentry, trim, millwork, doors, hardware, and punch work.
- Experience coordinating custom finishes, specialty trades, and architect/designer-driven details.
- Familiarity with Procore, Buildertrend, Bluebeam, or similar construction management tools.
- OSHA certification preferred.
- Valid driver’s license and reliable transportation.
