We are seeking a reliable, experienced Maintenance Technician to oversee all maintenance operations at a well-maintained apartment community built in 2020.
This is an excellent opportunity for someone looking for a consistent 4-day work week (32-36 hours per week) while taking ownership of a small community. This is a one-person maintenance operation, so the ideal candidate is self-motivated, organized, and comfortable working independently.
Schedule
- 32-36 hours per week (4-day work week)
- Must be available for on-call emergencies on most weekends.
- Flexible weekday schedule may be available.
Responsibilities
- Diagnose and repair HVAC systems.
- Repair and maintain household appliances.
- Complete apartment turns between residents, including preparing units for move-in.
- Perform plumbing, electrical, drywall, painting, carpentry, and general maintenance repairs.
- Complete preventive maintenance and routine inspections.
- Respond to resident maintenance requests in a timely and professional manner.
- Maintain the appearance and operation of the community grounds and amenities.
- Coordinate with vendors as needed.
- Maintain inventory of maintenance supplies and equipment.
- Ensure all work is completed safely and in compliance with company standards.
Qualifications
- Previous apartment maintenance experience required.
- HVAC troubleshooting and repair experience required.
- EPA Certification preferred (or ability to obtain).
- Strong knowledge of plumbing, electrical, appliance repair, and general building maintenance.
- Ability to work independently and prioritize daily tasks.
- Valid driver's license and reliable transportation.

Location: The community is located in Callahan,FL. Because this position requires frequent on-call availability, living in the northwest side of Jacksonville or Callahan area is highly preferred to ensure prompt emergency response times.
