We're looking for an experienced Property Manager who thrives in a fast-paced environment, enjoys building relationships, and takes ownership of every detail. This individual will oversee the entire rental lifecycle, from preparing a home for its next tenant to ensuring a smooth move-out process years later.
What You'll Do
As a Property Manager, you'll oversee the entire rental lifecycle while providing exceptional service to prospective and current tenants.
Responsibilities include:
- Market available properties and maintain accurate online listings to maximize occupancy.
- Respond to prospective tenant inquiries, qualify applicants, schedule showings, and secure new leases.
- Conduct professional property showings and prepare all lease, move-in, and move-out documentation.
- Coordinate move-ins, utility transfers, and tenant onboarding.
- Collect rent, security deposits, application fees, and other payments while maintaining accurate records in QuickBooks.
- Build positive relationships with tenants by providing exceptional customer service and timely follow-through.
- Coordinate maintenance requests, inspections, and repairs with vendors and contractors.
- Regularly inspect properties and proactively identify maintenance or safety concerns before they become larger issues.
- Prepare and deliver tenant notices as needed in accordance with company policies and applicable regulations.
- Coordinate move-out inspections and property turnover to prepare homes for the next tenant.
- Collaborate with the property management team to ensure rental properties throughout the Omaha metro area are well-maintained and professionally managed.
What We're Looking For
We're seeking someone who is proactive, highly organized, and takes ownership of their work. The ideal candidate notices the small details that others may overlook, follows through until every task is complete, and understands that preventative attention can save significant time and expense.
Qualifications include:
- Bachelor's degree required.
- Minimum of 4 years of property management experience.
- Valid driver's license with reliable transportation.
- Working knowledge of residential homes and the ability to recognize maintenance and safety concerns before they become costly problems.
- Strong organizational and time management skills.
- Excellent written and verbal communication abilities.
- Exceptional customer service and relationship-building skills.
- Ability to manage multiple priorities while maintaining outstanding attention to detail.
- Comfortable working independently while collaborating with a small, family-oriented team.
- Experience with QuickBooks or similar accounting software preferred.
Schedule
We offer flexibility in scheduling while recognizing that property management doesn't always fit within traditional business hours.
- Flexible scheduling with shared evening office coverage as needed.
- Occasional evening and weekend property showings may be required.
- Office-based position with regular travel to properties throughout the Omaha metro area.
Compensation
$25.00–$35.00 per hour, depending on experience.
