Position Overview
We are looking for a reliable, hardworking, and customer-friendly Part-Time Property Maintenance Technician / Handyman to assist with the day-to-day maintenance and upkeep of a student housing portfolio located in Oakland, Pittsburgh.
This position is ideal for someone who enjoys hands-on work, solving problems independently, and taking pride in keeping properties operating smoothly. The role involves a mix of general repairs, preventative maintenance, apartment turnovers, groundskeeping, and responding to maintenance requests.
Because our properties primarily serve university students and include older buildings, we are seeking someone who is proactive, resourceful, and comfortable handling a variety of maintenance responsibilities.
Schedule & CompensationSchedule
- Approximately 15–25 hours per week
- Flexible weekday scheduling coordinated with management
On-Call Availability
- Occasional evening or weekend availability may be needed for urgent maintenance issues or emergencies
Compensation
- Competitive hourly pay based on experience and skill level
ResponsibilitiesGeneral Maintenance & Repairs
- Perform routine property maintenance and preventative upkeep
- Troubleshoot and repair:
- Light plumbing issues
- Replacing electrical fixtures
- Filters/light service HVAC equipment
- Troubleshooting Appliances (i.e. dryer vents)
- Doors, locks, and hardware
- Complete drywall patching, painting, touchups, and minor carpentry repairs
- Respond promptly to maintenance requests and work orders
Apartment Turnovers & Unit Readiness
- Prepare vacant apartments for new tenant move-ins
- Ensure units meet company “make-ready” standards, including:
- Smoke and CO detector testing
- Appliance checks
- Plumbing fixture testing
- Lock and hardware inspections
- General cleanliness and functionality
- Take before-and-after photos of repairs, damages, and completed turnover work
Exterior Maintenance & Groundskeeping
- Mow and trim grass and hedges as time allows
- Control weeds and maintain landscaping
- Keep grounds, hallways, stairwells, and common areas clean and free of trash or debris
- Perform snow and ice removal as needed
- Monitor exterior lighting, walkways, and safety conditions throughout the property
Seasonal Property Maintenance
- Winterize exterior hose bibs and plumbing systems
- Monitor freeze risks during colder weather
- Salt walkways and entrances during snow or ice events
- Clear gutters and drains
- Assist with seasonal building preparation and preventative maintenance
Emergency Maintenance & Safety
- Respond to urgent maintenance issues including:
- Water leaks and flooding
- Heating outages
- Sewer backups
- Electrical problems
- Lockouts and safety concerns
- Identify and report potential safety hazards, code concerns, or deferred maintenance items
- Help minimize property damage during emergency situations
Property Oversight & Operations
- Help maintain clean, safe, and respectful student housing communities
- Report unauthorized occupants, excessive trash, damages, or lease violations to management
- Re-key locks and help secure vacant units when needed
- Assist with inventory and maintenance supply tracking
- Coordinate with outside vendors and contractors as needed
Administrative Responsibilities
- Independently manage and prioritize daily work orders
- Maintain maintenance logs and repair documentation
- Communicate professionally with tenants, vendors, and management staff
Qualifications
- 3+ years of maintenance, handyman, construction, or related experience preferred
- Working knowledge of plumbing, electrical, HVAC, appliance repair, and general maintenance
- Experience using Appfolio or similar property management software
- Boiler troubleshooting experience is a plus
- Strong problem-solving skills and ability to work independently
- Friendly and professional communication skills
- Reliable transportation and valid driver’s license required
- Must provide basic tools needed to perform repairs i.e. screwdriver
- Ability to travel between Oakland-area properties
Physical Requirements
- Ability to lift up to 50 pounds
- Comfortable climbing stairs and ladders
- Ability to work in older buildings, mechanical spaces, and outdoor weather conditions as needed
Pay: $20.00 - $30.00 per hour
