Title Examination:
- Examine and analyze abstracts of title, deeds, mortgages, liens, judgments, easements, and encumbrances
- Trace and verify chain of title to establish ownership history and confirm marketable title
- Identify gaps, breaks, or defects in the chain of title and determine appropriate curative measures
- Review legal descriptions for accuracy and consistency with surveys and plat maps
Title Clearing & Curative Work:
- Prepare and obtain documentation required to cure title defects, including affidavits, releases, and corrective deeds
- Coordinate with lienholders, creditors, and taxing authorities to obtain lien releases and payoff statements
- Monitor and track outstanding title issues through resolution, maintaining detailed status logs
Title Commitment & Policy Support:
- Prepare title commitments, preliminary title reports, and title binders in accordance with underwriter guidelines
- Coordinate satisfaction of title commitment requirements prior to closing
- Assist in the issuance of owner's and lender's title insurance policies post-closing
Administrative & Compliance:
- Maintain organized and complete files for all transactions in physical and electronic systems
- Ensure compliance with state underwriting guidelines, ALTA standards, and company policies
- Respond to client, lender, and attorney inquiries in a professional and timely manner
- Assist with preparation of reports, correspondence, and legal documents as directed
Experience:
- Minimum 2–3 years of experience in title examination, real estate law, or a related field
- Experience with residential and/or commercial real estate transactions preferred
- Prior experience with title software platforms (e.g., SoftPro or similar) strongly preferred
- Familiarity with title insurance underwriting guidelines (Fidelity, Investors, Old Republic, Preservation, etc.)
Knowledge, Skills, Abilities:
- Strong understanding of real property law, chain of title concepts, and title insurance principles
- Ability to read and interpret deeds, legal descriptions, surveys, mortgages, and court documents
- Detail-oriented with strong analytical and problem-solving skills
- Excellent written and verbal communication skills
- Ability to manage multiple transactions simultaneously in a deadline-driven environment
- Proficient in Microsoft Office Suite; experience with title production software preferred
- Knowledge of state-specific recording and conveyancing requirements
Working Conditions:
This position is negotiable for remote setting. We also have room for an in office setting if preferred.
Pay: $52,716.11 - $63,486.06 per year
