Job Summary
We are seeking a proactive and versatile 1099 Turns and Property Maintenance Contractor to join our dynamic team. In this role, you will be responsible for maintaining and repairing residential and commercial properties, ensuring all facilities are safe, functional, and visually appealing. Responsibilities
- Perform routine and preventive maintenance on residential and commercial properties, including plumbing, electrical, carpentry, and mechanical systems.
- Conduct property inspections to identify repair needs, safety hazards, or code violations.
- Execute repairs involving welding, electrical work, or mechanical adjustments using schematics and technical drawings.
- Manage facilities maintenance tasks such as painting, drywall repair, flooring, and general cleaning.
- Utilize CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance history, and schedule future tasks.
- Supervise subcontractors or team members when necessary, providing leadership and ensuring quality standards are met.
- Use tools such as ohmmeters for electrical troubleshooting and programmable logic controllers (PLCs) for automation tasks.
- Maintain a high level of customer service by communicating clearly with clients about project status and completion timelines.
Requirements
- Proven experience in facilities maintenance, property repairs, or related fields with a strong mechanical knowledge base.
- Skilled in welding, electrical work, residential painting, and reading schematics.
- Familiarity with programmable logic controllers (PLCs), ohmmeters, and other diagnostic tools used in electrical troubleshooting.
- Ability to interpret technical drawings and schematics accurately.
- Excellent communication skills in English to coordinate effectively with clients and team members.
- Supervising experience preferred to manage subcontractors or junior staff efficiently.
- Knowledge of manufacturing processes or industrial maintenance is a plus.
- Strong organizational skills with the ability to prioritize multiple projects simultaneously.
- Valid driver's license and reliable transportation required for travel between job sites.
