A note on who this opportunity is for. This is a strong fit for a high-performing Assistant Property Manager ready for their first PM seat or an experienced PM who wants a manageable property and a short line to the decision-makers.

Schedule
Monday–Friday, 8:30 AM – 5:30 PM, with Saturday coverage during peak leasing season and availability for after-hours emergencies as the property's senior on-site leader.
What you'll do
Operations and financial
- Own occupancy, traffic, and closing performance for the community
- Manage delinquency, collections, and the eviction process in compliance with Georgia law
- Prepare and manage the property budget; explain variances
- Approve invoices, manage vendor relationships, and control operating expenses
- Deliver weekly and monthly reporting to [regional manager / ownership — CONFIRM]
Team
- Lead the on-site team
- Hire, train, schedule, and develop staff; handle performance conversations directly
- Partner with the maintenance lead on turn timelines, preventive maintenance, and capital projects
Residents and leasing
- Drive renewals and resident retention; own resident satisfaction on the property
- Oversee the leasing process end-to-end and step in to tour and close when the property needs it
- Resolve escalated resident concerns fairly and promptly
- Ensure every interaction meets fair housing standards, without exception
Compliance and property
- Maintain lease files, records, and documentation to audit standard
- Ensure compliance with fair housing, Georgia landlord-tenant law, and company policy
- Walk the property regularly; hold the team to curb appeal and safety standards
- Section 8 / Housing Choice Voucher administration
What you need
- 2+ years in multifamily property management, including at least one year as an Assistant Property Manager or above
- Working knowledge of budgets, delinquency management, and occupancy reporting
- Demonstrated ability to lead a small on-site team
- Solid grasp of fair housing requirements and Georgia landlord-tenant law
- Property management software proficiency
- High school diploma or GED
- Valid driver's license and reliable transportation
Nice to have
- CAM, CAPS, or ARM certification — we'll pay for it
- Lease-up, renovation, or occupancy-turnaround experience
- Affordable housing or HCV program experience
- Bilingual English/Spanish
Where this goes
We're growing across Georgia and Alabama, and we promote from within—several of our Lead Techs and Supervisors came up through our own sites. A PM who runs a property well here is the first person we consider for a second property or a regional role.
Physical requirements
