Preconstruction Manager
Location: Cape Charles, VA, with travel to residential project sites across Virginia's Eastern Shore and Hampton Roads
This position follows a hybrid work model. Candidates must be based within the local area and able to attend in-person meetings as required
Schneider Construction is seeking a high-level Preconstruction Manager to lead the process of turning a homeowner's vision into a buildable, well-defined construction project. This role sits at the center of our design-build process and is responsible for guiding projects from a signed Pre-Construction Agreement through completed construction documents and handoff to our construction team. We are looking for someone with deep residential construction knowledge, strong client communication skills, and the ability to translate ideas into accurate budgets and scopes of work.
Schneider Construction is a residential design-build firm specializing in high-performance custom homes across Virginia's Eastern Shore and the Hampton Roads region. Our homes emphasize building science, energy efficiency, and exceptional craftsmanship. Responsibilities:
- Conduct detailed interviews with homeowners to understand goals, priorities, and lifestyle needs
- Translate the client vision into a defined scope of work
- Work with architects and designers during the design process
- Work with the Surveyor to develop the site plan
- Define detailed project specifications
- Identify missing scope or potential cost risks early
- Prepare conceptual estimates from historical data
- Generate detailed scopes of work and material take-offs to create detailed proposals
- Develop allowances for unfinished design elements
- Develop pricing for design changes
- Facilitate ARC submissions
- Complete and submit all permit applications
- Prepare change orders and budget revisions
- Deliver a complete project package including: Scope of work, Budget, Specifications, Allowances, and Supporting documentation
Required Qualifications:
- 10 or more years of residential construction experience
- Strong knowledge of custom home construction
- Experience with estimating residential projects
- Ability to read and interpret construction drawings
- Strong communication and client relationship skills
- Organized, detail-oriented workflow management
- BuilderTrend or similar construction software
- Residential estimating
- Design-build processes
