Position Overview
The Commercial Association Manager (CAM) is responsible for the comprehensive management of multiple commercial associations within the TCG Property Management portfolio. This role requires a licensed CAM professional with demonstrated experience managing multiple commercial associations, ensuring compliance with governing documents, state regulations, and client objectives.
The ideal candidate will be highly organized, detail-oriented, and capable of balancing multiple properties, boards, and stakeholder relationships simultaneously.
Key Responsibilities
Portfolio & Operations Management
· Manage a portfolio of multiple commercial associations in accordance with management agreements and governing documents
· Oversee daily operations including maintenance, vendor coordination, and property condition
· Conduct regular site inspections to ensure compliance, safety, and quality standards
· Ensure compliance with all local, state, and regulatory requirements
Board & Client Relations
· Serve as the primary liaison to Board Members and Association stakeholders
· Prepare and attend Board meetings, including agendas, minutes, and action item follow-ups
· Provide professional guidance to Boards regarding operations, budgets, and best practices
· Maintain strong relationships with Board Members, tenants, owners, and vendors
Financial Management
· Prepare and manage annual budgets in collaboration with accounting team
· Monitor CAM (Common Area Maintenance) expenses and variances
· Review financial reports, including P&L statements and budget comparisons
· Assist with collections, assessments, and financial planning for associations
Vendor & Contract Management
· Solicit bids, negotiate, and manage vendor contracts
· Ensure vendors meet performance, insurance, and compliance requirements
· Oversee capital projects, repairs, and maintenance initiatives
Compliance & Documentation
· Enforce association governing documents, rules, and regulations
· Maintain accurate records including contracts, leases (if applicable), and association documents
· Ensure proper licensing, insurance, and regulatory compliance for all associations
Administrative & Reporting
· Prepare regular management reports for Boards and ownership
· Maintain accurate records in property management software
· Respond promptly to Board and tenant inquiries
· Provide emergency response support as needed
Qualifications & Requirements
· Active Florida CAM License (Required)
· 5+ years of experience managing multiple commercial associations (Required)
· Proven experience managing multiple properties simultaneously
· Strong knowledge of commercial association operations, CAM budgeting, and financial reporting
· Experience working directly with Boards and Association governance
· Proficiency in property management software and Microsoft Office Suite
· Valid driver’s license and ability to travel locally to assigned properties

Salary Range: Competitive and based on experience, portfolio size, and certifications

Pay: $57,225.13 - $68,916.28 per year
