Job Overview
We have a immediate need for a Assistant Maintenance Supervisor for our apartment community in Norcross, GA. The Assistant Maintenance Supervisor assists the Maintenance Supervisor in total on-site maintenance of the community. In the Maintenance Supervisors absence, the Assistant Maintenance Supervisor will assume all responsibilities associated with accomplishing property objectives as set forth by the company.
Under the direct supervision of the Maintenance Supervisor they are responsible for:
- Maintaining budgeted maintenance expenses
- Training, evaluating, motivating and supervising all service personnel
- All on-site maintenance functions
- Physical condition of the community, including the condition of vacant apartments
- Upholding all Company policies, goals and Company values related to customer service
Essential Activities:
- Completion of all service requests in a timely manner
- Report any maintenance problems to the Maintenance Supervisor along with corrective suggestions
- Participate in development and implementation of any ongoing property maintenance and improvement plan
- Assign daily work duties to maintenance staff
- Follow up on service requests to assure the highest quality of customer satisfaction and all other duties as may be assigned from time to time
- Providing same day service and producing 5 day turns
- Be a good communicator and listener
- Be committed to the success of each associate as a member of the team
- Implement and maintain preventive maintenance programs
- Assist in maintaining 24-hour on-call program, 365 days per year
Required skills:
- Strong commitment to Company goals and values
- Set an example for other Associates as a self-starter, self-motivator, leader, trainer, organizer and planner
- Knowledge of all aspects of maintenance repair and service
- Previous maintenance experience, preferably prior apartment maintenance experience
- Previous renovation experience preferred
- HVAC Certification - required
- CPO certification preferred
- Spanish speaking preferred
- Regular schedule typically includes weekends and on-calls
