Maintenance Technician – Multifamily Community
Sherman, Texas | Full-Time | $22–$30/hour, depending on experience
We are seeking an experienced, dependable Maintenance Technician for a smaller-scale, high-quality multifamily townhome community in Sherman, Texas.
This individual will serve as the primary on-site maintenance professional for the community and must be comfortable independently managing the property's day-to-day maintenance needs. While outside vendors are utilized when appropriate, this position requires someone who can confidently troubleshoot problems, complete a broad range of repairs, manage make-readies and preventive maintenance, and take ownership of the overall physical condition of the property.
The right candidate will be self-directed, resourceful, and organized, with strong multifamily maintenance experience and excellent communication with residents and the on-site Community Director.
Primary Responsibilities
- Complete resident work orders in a timely and professional manner.
- Troubleshoot and perform general maintenance repairs, including plumbing, electrical, HVAC, appliances, doors/hardware, drywall, paint, and general building repairs.
- Perform and oversee make-ready turns, including thorough inspections and quality control, to ensure homes are fully ready for new move-ins.
- Maintain pool and amenity areas, including routine pool maintenance and required logs.
- Perform regular property walks and proactively identify maintenance, safety, curb appeal, and repair needs.
- Communicate clearly with the Community Director regarding work-order status, parts needed, vendor needs, resident concerns, and follow-up items.
- Provide accurate work-order notes, photos, and documentation.
- Coordinate with vendors when repairs are outside the scope of in-house maintenance.
- Assist with preventive maintenance planning and execution.
- Maintain tools, supplies, inventory, and shop areas in an organized manner.
- Respond professionally to residents, vendors, and management.
- Participate in after-hours emergency response as needed.
Ideal Candidate
The right candidate will be:
- Experienced in multifamily apartment or townhome maintenance and comfortable taking primary responsibility for a property's day-to-day maintenance needs.
- Skilled in troubleshooting common HVAC, plumbing, electrical, appliance, and general repair issues.
- Comfortable working independently and making sound maintenance decisions.
- Proactive in identifying problems before they become larger issues.
- Able to prioritize work orders, make-readies, preventive maintenance, and property needs without constant supervision.
- Detail-oriented and committed to completing work thoroughly.
- Professional and courteous when communicating with residents and office staff.
- Organized and willing to document work with accurate notes and photos.
- Comfortable using basic technology, including work-order systems, email, texting, and photos.
- Reliable, honest, accountable, and willing to take ownership of the physical condition of the community.
Required Experience & Qualifications
- Minimum 3 years of hands-on multifamily maintenance experience required.
- Previous experience as a Lead Maintenance Technician, Senior Maintenance Technician, or primary on-site maintenance professional strongly preferred.
- Pool maintenance experience required.
- HVAC troubleshooting experience strongly preferred.
- Working knowledge of plumbing, electrical, appliances, drywall, paint, and general repairs required.
- Valid driver's license and reliable transportation required.
- Ability to lift, carry, climb stairs, walk the property, and perform physical maintenance tasks as needed.
- Ability to pass background screening.
Compensation
$22.00–$30.00 per hour, depending on experience and qualifications.
Reduced-cost on-site housing may be available as part of the compensation package for the right candidate. Any housing arrangement will be considered together with the hourly rate and based on experience and qualifications.

Schedule
Full-time, Monday through Friday, with participation in after-hours emergency response as needed.

Our small community is professionally managed and offers a higher standard of rental living in Sherman, Texas. We lease homes, not apartments, and we are looking for a maintenance professional who will help protect that standard through strong service, attention to detail, accountability, and pride in the property.
