Today, that legacy runs through our specialty divisions — Gotham Waterproofing & Restoration and Anchor Stone & Stucco — giving us in-house control over masonry, stucco, and waterproofing scopes instead of relying on a relay of subcontractors. That means our PMs run projects with real authority over schedule, quality, and outcome, not just paperwork.
Our client is growing fast and taking on more mid-to-large commercial and residential restoration work than ever, and we want a professional to help drive our growth.
The Role
This is a unique, hybrid part-time position combining Business Development and Project Management. You'll split your time between:
- Generating new business — pursuing and closing new client and project opportunities, and leads that are in our pipeline
- Managing projects — taking ownership of jobs from lead to completion
- Supporting company-sourced projects — assisting with PM duties on additional projects assigned by ownership, independent of your own business development pipeline
This structure means your role directly connects the work you close to the work you deliver — giving you real ownership over client relationships from first contact through project close-out.
What You'll Do
Business Development
- Identify and pursue new client and project opportunities (residential/commercial, referral networks, GCs, property managers, etc.). Some leads may already be in our pipeline for closing
- Build and maintain a pipeline of qualified leads
- Attend networking events, trade associations, and community functions to build referral relationships
- Prepare and present proposals/bids in coordination with estimating
- Track leads and pipeline status in CRM
Project Management
- Serve as PM on all projects — scheduling, budgeting, subcontractor coordination, and client communication from kickoff to completion
- Adequately price all projects to be done along with completing SOW
- Take on PM responsibilities for additional projects sourced by the company as assigned, based on availability
- Coordinate with crews, subcontractors, and vendors to keep jobs on schedule and on budget
- Communicate proactively with clients and stakeholders throughout the project lifecycle
- Ensure quality control and resolve issues as they arise on active jobs
- Maintain project documentation (contracts, change orders, permits, punch lists)
What We're Looking For
- Experience in construction/contracting, in project management, sales, and business development
· OSHA 30 certification (required)
- Strong communication and relationship-building skills
· A track record of keeping crews, subs, and schedules moving without losing sight of quality or budget
- Ability to manage multiple priorities — selling new work while running active jobs
- Self-starter comfortable working part-time/flexible hours with real autonomy
- Experience with construction scheduling, estimating, or PM tools a must
- Valid driver's license and reliable transportation (site visits required)
- Experience with:
o Procore, Buildertrend, or similar construction management software
o Teams, Microsoft Office, Slack, Zoom, HubSpot
Compensation & Benefits
- Base salary: $70,000–$85,000, based on experience
- PLUS Commissions of 8-10% net sales + additional bonus
