Why This Role Exists
At The Kingston Group, we believe professionalism is the product. Our clients hire us not just to build their home, but to remove the anxiety from the process. As Project Manager, you own that experience. You're the architect of certainty—the person who plans ahead, communicates with clarity, and turns complexity into confidence. You work from a foundation of systems, not heroics. You see problems coming and solve them before they become problems.
What You'll Own
- Day-to-day delivery of high-end residential construction projects from contract to closeout
- Schedule mastery: develop realistic timelines, identify risks early, and maintain them with precision
- Budget stewardship: manage costs within scope, flag variances before they become overruns, and explain trade-offs to clients with clarity
- Client confidence: keep homeowners informed daily, manage expectations relentlessly, and be the calm, competent voice they trust
- Trade coordination: recruit, evaluate, and manage subcontractors and suppliers with accountability and respect
- Documentation discipline: maintain comprehensive project records—schedules, logs, scopes, submittals, inspections—in real-time
- Problem anticipation: spot conflicts, code issues, or scope creep early; address them before they impact timelines or budgets
- Team development: mentor junior PMs and support staff; share what you've learned in a way that raises the standard
Who We're Looking For
You have 4+ years of construction project management experience, and you've earned respect—not through volume of work, but through the way you work. You're:
- A systems thinker who believes that great processes create freedom, not bureaucracy. You document because it works, not because you're told to.
- Proactive, not reactive. You plan ahead, anticipate problems, and solve them early. Crisis management is a sign of poor planning.
- Relentlessly organized. Your email, your schedule, your project files, your site—everything reflects someone who respects clarity and precision.
- A communicator who builds trust. You explain timelines and budgets in plain language. You listen more than you talk. Clients and trades feel confident working with you.
- Profoundly accountable. You own your decisions. You don't blame subs or clients when things go sideways; you identify what you could have prevented.
- Committed to craftsmanship. You understand that a well-built home reflects a well-managed project. Quality isn't negotiable.
What You'll Need
- Minimum 4 years of residential construction project management (high-end preferred; production volume is not a substitute for experience)
- Mastery of construction scheduling, planning and budget management
- Proficiency in project management software (we use industry-standard tools; you should be comfortable learning our systems quickly)
- Strong knowledge of local building codes and inspection requirements
- Exceptional written and verbal communication skills
- Conflict resolution and negotiation experience
- Proficiency in Microsoft Office (Word, Excel, Outlook) and Windows
- A valid driver's license and clean driving and safety record
What Makes This Different
We don't hire for a role; we hire for a culture. If you're someone who thinks like a builder—who believes that planning prevents panic, that communication reduces conflict, and that professionalism is non-negotiable—then you're home. We invest in our people, hold ourselves to high standards, and measure success not just by the homes we build and remodel, but by the relationships we maintain and the team we develop.
