Are you an experienced maintenance professional ready to lead while staying hands-on with day-to-day operations? Morgan Properties is seeking a Multi-Site Service Manager to oversee maintenance operations at Meldon Place (127 units) and Timbercreek (77 units) in Toledo, OH.
We’re looking for an organized, team-oriented leader who is skilled in apartment turns, comfortable troubleshooting a variety of building systems. This is an excellent opportunity for a maintenance professional who can balance leadership responsibilities with hands-on technical work while keeping both communities operating at a high level.
What You'll Be Doing
As a Multi-Site Service Manager, you will:
- Lead and support daily maintenance operations across two Toledo communities.
- Serve as a hands-on leader, working alongside the maintenance team while providing direction, organization, and accountability.
- Coordinate and prioritize daily work orders, apartment turns, preventative maintenance, and property needs across both locations.
- Troubleshoot and perform repairs involving P-Tech HVAC systems, individual hot water tanks, copper piping, PEX plumbing, electrical, appliances, and general building maintenance.
- Manage unit turns and make ready schedules to ensure apartments are completed efficiently and meet company standards.
- Partner with property management teams to address resident maintenance concerns and provide timely, professional service.
- Coordinate vendors and contractors when needed and ensure work is completed safely, accurately, and on schedule.
- Conduct routine inspections of vacant apartments, buildings, equipment, and community grounds.
- Maintain organized maintenance inventory, tools, supplies, and equipment.
- Ensure maintenance activities meet company safety standards, policies, and applicable regulations.
- Utilize maintenance management systems to track work orders and daily activity; experience with Yardi and Mobile Maintenance is preferred but not required.
- Participate in the on-call rotation and respond to emergency or weather-related maintenance needs as required.
Compensation & Benefits
- Hourly Pay: $26.00–$28.50
- Up to 100% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day when responding to emergency coverage

Schedule
- Monday–Friday, 8:00 AM–4:30 PM
- Paid rotating on-call participation required
- Must be available and prepared for emergency events
- Schedule subject to change based on business needs
What We're Looking For
- Previous apartment, multifamily, or residential maintenance experience with the ability to lead day-to-day service operations.
- Strong experience completing and coordinating unit turns/make-readies.
- An organized, hands-on leadership style with the ability to prioritize work across multiple communities.
- Strong troubleshooting and repair skills across HVAC, plumbing, electrical, appliances, and general building maintenance.
- Knowledge or experience working with P-Tech HVAC systems, individual hot water tanks, copper piping, and PEX plumbing.
- Ability to work collaboratively as a team player while providing leadership, direction, and accountability.
- Strong organizational, communication, and problem-solving skills.
- Experience with Yardi and Mobile Maintenance preferred but not required.
- Active, valid driver's license and reliable personal transportation.
- Ability to participate in the required on-call rotation.
