Job Summary
A leading national property management company is seeking an experienced and motivated Property Manager to lead the operations of a multifamily community in Clute Texas.
The Property Manager is responsible for the overall performance, operations, and success of the community. This role requires a hands-on leader who can inspire a team, deliver exceptional customer service, drive leasing and retention efforts, and ensure the property is maintained to company standards.
The ideal candidate will be organized, proactive, sales-minded, and comfortable managing both day-to-day operations and long-term property goals.
Key Responsibilities
- Lead and manage all core business processes for the community, including leasing, resident relations, collections, maintenance coordination, renewals, reporting, and overall operational performance.
- Understand and manage the property’s financial performance, including budgeting, expense control, revenue management, variance reporting, and identifying opportunities to improve overall community results.
- Create a clear and realistic vision for the property and effectively communicate expectations, goals, and direction to the community team.
- Supervise, train, coach, and motivate team members to achieve property and company objectives.
- Ensure the leasing office, models, amenities, vacant apartments, and overall community presentation are maintained to the highest standards.
- Walk and inspect the property daily, including vacant apartments, common areas, amenities, and curb appeal.
- Welcome prospective residents, provide engaging property tours, and support leasing efforts to maximize occupancy and revenue.
- Deliver exceptional service to residents, prospects, clients, vendors, and internal team members.
- Answer incoming calls, emails, and inquiries professionally and promptly.
- Stay informed on industry trends, market conditions, competitor activity, and seasonal leasing patterns.
- Partner with the Regional Director, RVP, and community team to develop strategies that support occupancy, revenue, reputation, and operational goals.
- Identify potential challenges or barriers to success and proactively develop solutions.
- Hold regular team meetings to review goals, performance, expectations, progress, and action items.
- Utilize available internal and external resources, including sister communities, company training materials, apartment associations, and industry best practices.
- Ensure compliance with company policies, leasing procedures, Fair Housing requirements, housing regulations, and applicable legal standards.
Qualifications
- Prior experience as a multifamily property manager for 200+ units.
- Strong leadership, coaching, and team-building skills.
- Excellent customer service, communication, and problem-solving abilities. Ability to effectively communicate with senior leadership.
- Sales-minded approach with the ability to promote the community, secure leases, and support resident retention.
- Knowledge of leasing contracts, resident relations, collections, and property maintenance practices.
- Experience with property management software, such as OneSite, preferred.
- Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment.
- Professional phone etiquette and strong written and verbal communication skills.
